We are looking for a reliable home builder who can meet the following building authority requirements for a rear access plot: maximum house footprint of 82 sqm (883 sq ft), one full story plus a converted attic with a maximum roof pitch of 45 degrees. KfW 55 standard would be great. We are flexible regarding timber or solid construction. Brale Haus offers something like this as well. Does anyone have experience with this company? Any advice is welcome.

Why? For clarification

An 82 sqm (882 sq ft) footprint for a one-and-a-half-story house roughly corresponds to about 98 to 102 sqm (1,055 to 1,098 sq ft) of living space based on a rough estimate. The model numbers refer to the living area, so they all exceed that. Although the footprints fit within the limits, checking confirms the suspicion: the 110 model actually fits, with a knee wall height of 100 cm (39 inches), which should be sufficient. For the 116 model with a knee wall height of 175 cm (69 inches), I’m uncertain whether the staircase with its headroom will still work if the knee wall is lowered. The 121 model with a knee wall height of 150 cm (59 inches) has a staircase position that is more favorable for lowering, but the floor plan is quite square in shape.

For the last two models, I haven’t done detailed calculations, but I have the feeling it could be tight—either regarding usability when lowering the knee walls or with the building not counting as a full story in the two-thirds majority of federal states. However, it’s late today, and I haven’t calculated these in detail, which is why I said “they sound” feasible. I believe that the Town & Country designs have been calculated to comply with building regulations/planning permissions for all federal states in their standard models.

“Leonwood” builds beautiful wooden houses. They are located in Maust near Cottbus. We visited them back then (during our search). The atmosphere in a wooden house is amazing! In their model gallery, there are several small house variants. For example, the “Mini 95” is available from 116,000 EUR for the complete kit including delivery. Another company, Fullwood, also offers great houses! They are based, among other places, in Werder near Potsdam. Their website shows a huge selection of references, including small houses. I love our current home, but if I were to build one last time, it would be a small, cozy wooden house 🙂

They all fit within the footprint.

We are building a small house with Fullwood; you can find our blog under ligneus holzhaus. Fullwood does not offer standard models and has several offices in Germany. They design every house individually. So far, we are very satisfied, but our house has not been delivered yet.
