Hello,
what would be the ideal house size for a family with two children, so four people in total?
Where would you draw the line?
Currently, we have a very good offer (great location, great plot, excellent building quality), but the living area is only 105 m² (1,130 sq ft) with relatively small rooms (four plus one very small). Small bathroom and small kitchen.
My wife is really enthusiastic about this property, but I would personally prefer over 120 m² (1,290 sq ft), as the children will grow older and need space...
Best regards!

Bieber081520 May 2015 18:15Our older apartment has 5 rooms and is just over 100 m² (1,076 sq ft). It’s very spacious, with a ceiling height of 3 m (9.8 ft). The washing machine is located inside the apartment, and there is also a gas boiler mounted on the kitchen wall. This setup works because the separate (!) toilet and the bathtub bathroom are very (!) small. Bathing the children is quite a challenge... There is also a basement.
Therefore, I would expect at least 115 m² (1,237 sq ft), plus basement, attic, terrace, and garage. The floor plan is the decisive factor.

We live as four people in 70 m² (750 sq ft). Okay, that’s not ideal and hopefully it will change soon.
It really depends a lot on the layout and the feeling, as well as your own living philosophy.
Rough bottom-up: 12 m² (130 sq ft) children’s room 1, 12 m² (130 sq ft) children’s room 2, 14 m² (150 sq ft) bedroom, 8 m² (85 sq ft) bathroom, 8 m² (85 sq ft) kitchen, 12 m² (130 sq ft) dining area, 22 m² (240 sq ft) living room, 8 m² (85 sq ft) utility room, 2 m² (20 sq ft) toilet, 16 m² (170 sq ft) hallways and entrance → 115 m² (1,240 sq ft)
What is smaller about the house? Would that bother you?

Hello,
When I lived with my parents and my brother, 120 sq m (1,292 sq ft) plus a half basement was more than enough.
In two or three months, we will be moving into our own home. It has 150 sq m (1,615 sq ft) without a basement and includes a small utility room. The rooms are larger, but I already miss having an office to "hide stuff" in.
It really depends a lot on the floor plan. For example, I feel that our open layout on the ground floor provides too little space for furniture placement.
Best, torsan

We are currently considering the right size as well. At the moment, we are thinking about around 160 m² (1,722 sq ft) for 4 people, possibly with an additional child.
We would like to build without a basement due to the costs.
Could you possibly share your floor plan, EveundGerd?
That would be great.

Ultimately, the "required" size of the house depends on the size of the budget. A house with 105 / 115 sqm (1,130 / 1,240 sq ft) and a good layout is much more affordable than one that is 30 sqm (320 sq ft) larger. Four people can comfortably manage in the "smaller" houses. At any rate, it’s better than feeling burdened by higher monthly costs just for a few extra square meters.
