Hello everyone!

We (2 adults and 2 children) are currently planning our single-family house! I would like to ask for your feedback!

Background: We have a long, narrow plot measuring 17 x 55 m (56 x 180 ft) with a north-south orientation. The street is located at the very south end. We are building without a basement. The house will have two floors and a flat roof. There will be an unheated shed near the street. I have attached the floor plans for the ground floor and upper floor, as well as the site plan.

Hello,

I don’t really like this at all. Everything feels too narrow and cramped. The upper floor reminds me a bit of an office building: a long corridor with offices branching off...

Why do almost all the doors open outwards?

If you’re planning a somewhat unusual building, you should also create elevation drawings.

Good morning =)

To be honest, there are a few things I don’t like and that would bother me:

- The house is located all the way to the north, so because of the driveway you end up with an even narrower garden, which is also completely on the street side.

- The hallways are way too narrow; two adults can barely pass each other comfortably.
The hallway upstairs is 10 meters (33 feet) long but has only a single 50 cm (20 inch) wide window, and that’s in the corner of the building. It will be really dark unless you install skylights on the roof.

- What’s the point of the expensive, unnecessary overhang of the second children’s bedroom upstairs? It’s not even above the entrance door, so it doesn’t serve any real purpose…

- When you enter, the guest WC door is right in front of you.

- The cloakroom is located at the back of the house, but it should be close to the entrance.

- There is a large living area but it’s not very practical—the living room is less than 4 meters (13 feet) deep.

- You have two bathrooms upstairs but only one toilet—this kind of defeats the purpose when mornings involve 4 people plus guests all needing the bathroom.

- A terrace upstairs in front of the children’s rooms? If the kids are very young, it would have to be enclosed; if they’re older, they’ll be playing in the garden or living room with the parents, or in their bedrooms anyway. And as a teenager, you probably don’t want to hear your siblings outside when you’re in your room with a friend or partner. So, this again has little practical value and you end up with a maintenance-prone roof terrace.

- Does the landing staircase actually work like this? A depth of 2 meters (6.5 feet) might be a bit tight.

- The bedrooms upstairs are arranged side by side, sharing walls.

I am confused that you planned the building width as 12.64 m (42 ft) facing the terrace and only 8.60 m (28 ft) towards the north. Given the plot width you mentioned, in my opinion the building width should be around 11.0 m (36 ft). Also, I don't understand why you positioned the building so far back on the plot—is that where the building zone is? Because the utility connection costs will be quite high. Do you want to maximize the garden space?

did you create the drawing yourself? overall, everything is quite tight in terms of space.

I’m also curious about your insulation—maybe you could save a bit there and enlarge the entrance area on the first floor.

Hello everyone,

First of all, thank you for your feedback. I should have provided you with more information, which I am doing now.

We are working with an architect and are in the early preliminary design stage. We have two floor plans to choose between. In the current drawings, windows, doors, corridor widths, stair widths, wall thicknesses, etc., are only roughly considered. These details will be refined later. The furniture shown is just a placeholder. For now, the focus is only on the functional layout of the rooms.

About the plot:
To the west, we border a residential area (not a nice view). To the east, we have views into a river valley and fields. To the southeast, there is a detached house. The street to the south is a dead-end with basically no traffic. According to the building regulations or zoning plan, we are not allowed to move the house further north or south.

Regarding your comments:

Corridor widths: currently still too narrow at 1.1 m (3.6 feet). We will need to improve this.
Light in the upper floor corridor: correct, currently light only comes from windows on the south side and one window in the stairwell (not yet shown).
Eaves on the upper floor: We wanted these because there is completely no natural shading on our plot. Having a sheltered seating area was important to us!
Ground floor WC door: true, it might be better placed on the other wall.
Closet not near entrance: we did not want this at the front because we prefer a slightly larger entrance hall.
Living room: we might remove a few windows here, otherwise furniture placement is difficult.
Two bathrooms upstairs: one bathroom is for the children (only a shower and a sink) and one for the parents (with bathtub, shower, and sink). There is no additional toilet upstairs since there is one on the ground floor (three toilets in the house seemed too many—no toilets in the bathrooms).
Terrace upstairs by the children's rooms: this only exists because of the dining room beneath it. It might not be developed as a terrace but just graveled or planted.
Landing stairs: as mentioned, not yet planned in detail.
Children’s rooms next to each other: there will be wardrobes on both sides (maximum width and height). Sound insulation should therefore be sufficient.
Building width: we are allowed to build up to 0.5 m (1.6 feet) from the western boundary and 1 m (3.3 feet) from the eastern boundary. The house could theoretically be 15.5 m (51 feet) wide, but this doesn’t make sense due to the extremely elongated shape of the plot.
Building location: as said, we cannot move further north or south.
Drawing itself: I quickly copied it from the architect’s plan and added some windows and doors so we could visualize it better.
Insulation: which construction method will be used is still unclear. I am assuming 50 cm (20 inches) exterior walls! (I just noticed one wall by the ground floor WC is drawn too thick).

As already mentioned, the plan is by no means final or detailed. I was mainly interested in your general opinion regarding the room layout.
