Hello everyone,
I am planning to build a house in the next few years. Nothing concrete yet, and the start date is still uncertain, but probably in 2017. So there should still be enough time. At the moment, I am looking into possible building sites.
Among other options, I can use my parents’ large garden as a building plot. From the big property, I could have about 640 m² (6,900 sq ft). Although it is not yet serviced, the land itself would be very affordable. Therefore, this option is currently quite promising. What is problematic, however, is that the plot is relatively narrow and the neighboring houses are quite close. To the left is my parents’ house, and to the right of the plot are the neighbors’ garage and house. The map is oriented to the north. This is the general situation.
It is important to me that the garage is not placed between my parents’ house and mine, and that I am not too close to the neighbors but also not too close to my parents’ house. Six meters (20 feet) between two houses is quite little, isn’t it? What do you think?
Do you have any suggestions on how to best fit a house of about 11 x 10 m (36 x 33 ft) and a large garage, max. 7 x 8 m (23 x 26 ft), onto this plot? Drawings are welcome.
Thank you in advance!

There is an update. The utility lines are planned to run quite close to the property boundary, at a maximum of 2 meters (6.5 feet) inside my lot; I marked it in orange.
Besides our idea (image on page 2), our planner made another proposal for the location of the garage and house, see attached image. We like it at first glance as well, especially because it moves us farther from the southern property boundary, which also creates more space for a terrace. What do you think?
In the next few weeks, we should have a first floor plan.

It is always helpful for comparison questions to at least include a link to an image of the other base as well.
Initial plan:
Current ideas:
I preferred the first approach because it allows you to take advantage of the east and southeast sun for the house. In addition, the house and garage on the west side (which, to me, is where the terrace towards the large garden should be) create a nice sheltered corner.

Yes, that’s true, I just didn’t want to clutter everything here with pictures.
We are planning the terrace more towards the south or around the corner to the west, but not exclusively on the west side. In that case, we would have to plan the kitchen and dining room on the west as well, which would mean missing out on the morning sun in these rooms. In my opinion, the morning sun is especially useful in these two rooms. So, in the first attempt, the kitchen and dining room would be on the east side and the terrace in the south. Unfortunately, there are space limitations there.
We should also mention that the area to the east is a cemetery, which makes the second option with the garage a good visual screen. This way, we would also have more space on the south side, which is quite appealing. I’m not sure if we really miss the morning sun anyway; currently, we have only one window facing east, but there are very tall trees in front of it.

I think a terrace directly facing south is actually used the least during sunlight hours because it gets too hot... The terrace on the west side, which would also receive some southern sun, would actually be the best for usability.
Yes, that’s quite possible. Maybe a corner terrace wrapping around the southwest corner will work.
No, I’m not planning that. I just meant that if I had the terrace in version 1 on the west side, both rooms probably wouldn’t be located on the east side. In short, both options are unlikely to work.
