Hello everyone,
I am currently planning a single-family house with a double garage on a small 448m² (5400 sq ft) plot. I would appreciate any tips and suggestions regarding the placement of the house and the double garage.
- House approximately 10 x 8.5 meters (33 x 28 feet), although the exterior dimensions may still change
- Double garage 7 x 7 meters (23 x 23 feet)
- No slope, or about 0.5 meters (1.6 feet) gradient from west to east
- 2 full floors
- Gable roof
- Basement with light wells desired
- The plans of the southern neighbor are included in the drawings. Those of the western neighbor do not yet exist.
It is plot number 7. Files 01 and 02 show my current rough placement ideas.
The other files (03) show the plot without the house or garage placed. I can also provide an SVG file in which the house and garage can be easily moved. I am still quite unsure about the placement and would really appreciate any suggestions. Thanks in advance.
Best regards

In the meantime, I have the floor plan draft from an architect. World-e schrieb:
There is no plan for the upper floor yet. That’s contradictory!

The shift is about 0.5–1 meter (1.6–3.3 feet). No more. World-e schrieb:
But the ground floor is much more important to me, so the upper floor has to adapt. If it were about 10 centimeters (4 inches), then calling it “only” would make sense — but one meter (3.3 feet) that makes a room upstairs unusable can ruin the entire floor plan!

And accordingly, the bathroom would be narrower or a bit longer. What are you willing to give up — the shower or the toilet?

Please provide constructive criticism. As already mentioned: constructive criticism requires measurements!
You can’t tell from imaginary furniture layouts whether the space between the TV and the sofa is sufficient or not.
And in the upper floor, it does make a difference whether a room is 4 meters (13 feet) or 5 meters (16 feet) deep, especially when contrasted with a potential bathroom in the north that offers hardly any room to move around.

Just align them flush with the house.I would push them further back to allow the living area to have a window there. Then I would consider whether you might want to look out into the garden from the living room sofa... so I would question the placement of windows and furniture in the living room.

What exactly do you mean by "move it further back"? So the garage south of the house and then towards the west?
