I am currently planning a single-family house with a double garage on a small 448m² (5400 sq ft) plot. I would appreciate any tips and suggestions regarding the placement of the house and the double garage.
- House approximately 10 x 8.5 meters (33 x 28 feet), although the exterior dimensions may still change
- Double garage 7 x 7 meters (23 x 23 feet)
- No slope, or about 0.5 meters (1.6 feet) gradient from west to east
- 2 full floors
- Gable roof
- Basement with light wells desired
- The plans of the southern neighbor are included in the drawings. Those of the western neighbor do not yet exist.
It is plot number 7. Files 01 and 02 show my current rough placement ideas.
The other files (03) show the plot without the house or garage placed. I can also provide an SVG file in which the house and garage can be easily moved. I am still quite unsure about the placement and would really appreciate any suggestions. Thanks in advance.

Looking forward to constructive feedback. And how would that work on the upper floor? We don’t have that information, but the staircase position also affects the rooms to the north and west.
For more constructive feedback, the exact dimensions and the upper floor plan are definitely needed.
The "shift" is just one option. For now, I am focusing primarily on the floor plan and its placement within the layout. In my opinion, the ground floor must fit first and foremost, and the upper floor should then be adapted accordingly.
However, I am still unsure about the orientation. Whether this orientation (gable facing southwest-northeast) or a gable facing southeast-northwest is better.

From my own experience: no.
Starting with the drainage pipes, through the elevations to the layout and space requirements, it can’t be done in isolation – at least not effectively.
What I wouldn’t like so much is the terrace on the east side between the garage and the house wall. Even if you are positioned on the west side facing the street, I would probably place the garage on the east side (next to the neighbor’s garage) – but in the end, it’s probably a matter of personal preference.

Of course, it’s not possible to handle the ground floor and the upper floor separately. But the ground floor is simply much more important to me in this regard, so the upper floor has to take a back seat.
Having a private garage next to the neighbor’s garage was also considered. But I don’t like that at all, as it would be completely on the south side and block the sunlight.
