One reason I could never imagine not being on-site during the construction phase. For example, if you had a general contractor build your house at the other end of the country without ever visiting the site yourself.
Our crew is truly invaluable, but there are always small issues that require us to follow up on. I understand that: first, as the homeowners, we are much more invested in our project than the workers, who have to manage the expectations of multiple clients on different sites. Second, everyone has their own ideas about what is good and correct.
For example, our electrician is convinced that bedside lamps should be installed ABOVE the bed; in our case: the bed is under the sloping roof, so the lamps would be positioned above the head area on the slope. We find it uncomfortable that someone who wants to read might end up "lighting" the person next to them who is trying to sleep. That’s why we want the lamps NEXT to the bed, above the bedside table, as we agreed.
Back to the house: cables hanging over the bed *ugh* — this wasn't a big problem, we simply had the cables rerouted, and now the connection will be where we want it. But if you don’t check at all? Then you might end up with lighting over the bed like a halo — whether you want it or not...
And if mispositioned windows aren’t addressed during the shell construction, they’ll probably stay that way and you’ll have to live with them later.
Well, I guess everyone has to deal with stuff like this at some point...

Three duplexes are being built on our street by a developer. Several different contractors are involved – the developer is sometimes on site every day, depending on the work underway. During the preparation of the foundation slab, he came by; there was a lot of shouting and confusion, and the next day everything had to be redone – the house had been rotated 180° during planning, but the workers didn’t know that yet. Now, during the shell construction phase, there are also a few issues that are not exactly according to plan – currently, he is there every other day, crawling over the scaffolding with a tape measure and the blueprints.
By the way... I got a bit sentimental yesterday and almost shed a tear when the roof truss was placed on house 1. It would normally be time for a topping out ceremony. Usually, two families would be happy to see the construction progressing and looking forward to moving in. But nothing. The duplex units have not been sold yet. And I find that – yes, you may think I’m crazy – simply a shame for such a house. A house like that deserves to be joyfully welcomed! It’s like with children.

One of the best decisions we made was not to change the structural plans much anymore.
What did go wrong, however, was that something was changed afterward but was not yet included in the plans available on the construction site. Fortunately, none of it was really important or difficult to fix.
A comment from a friend who is an architect: before doing anything on the construction site, always check the latest version of the plans!

Is that white or gray?
What is solar plaster?
It’s almost finished Yes, it is. We are very happy.
The plaster is plain white.
Solar plaster contains ceramic beads. According to marketing claims, these beads help retain heat inside better during winter and reduce heat entering in summer.
For me, that was secondary. I wanted a plaster that is more resistant to algae and dirt, and that doesn’t necessarily need to be painted. Since painting would have cost €12 per m² (approximately $12 per m²), I preferred to pay the €4 per m² (about $4 per m²) extra for the better plaster.
