Hello,

could you please upload the pictures in a larger size? By the way, the terrace direction is only partly related to the ridge orientation.

Best regards

True, a bit small. I hope this is better.

Hello,

The road is already completed, and our plot has a corner position.

The floor plans are not yet finalized, but I’m attaching them anyway. This is for a south-facing orientation. For a west-facing orientation, we would mirror everything. The drawings are not to scale.

Hello,

Access to the property from the east is not possible, right? What is on the east side?

I'll start from the beginning:
- Have you considered positioning the house further west and placing the garden/terrace towards the south/east?
- If yes: garage on the west side as in the first design. If not: garage on the south side.

Regarding the floor plan:
- Ground floor:
-- You have a large hallway but hardly any usable space for a coat rack, cabinets, or similar.
-- Maybe switch the utility/storage room and the guest toilet, then you could create a nice area for a coat rack in front.
-- Additional idea: swap the kitchen and living room. So living room in the southwest corner and kitchen in the southeast.
-- Furnishing the living room and kitchen looks a bit challenging to me. For the kitchen units, only the wall facing the living room remains, which seems rather small for a family of four. Living room: dining table in the bay window? Seating area facing the guest room? Where would the TV go then?
- Upper floor:
-- The ratio of children’s rooms to the master bedroom seems very unbalanced. The master bedroom could become quite cramped, and I don’t see space for a wardrobe there.
-- Why a double casement window in the bathroom? I would strongly consider a floor-to-ceiling window on that side of the bathroom.

Best regards

Michael
