we are building a prefabricated timber frame house on the Swabian Jura and, after some disputes and stress with the manufacturer (from near Passau), have now received a letter stating that they will stop work immediately until the issues are resolved.
The manufacturer still needs to complete ceiling work, sanitary enclosures, flooring, stairs, and doors. Completion was planned for this year.
What options do I have as the client to ensure that the work is finished as planned this year?

Thanks for the link. However, I still have some doubts that the managing director’s description of this construction matches the company mentioned in the other thread. After all, that company builds 80 houses per year with 250 employees. On the other hand, I also read in the linked posts that it is common for builders to organize accommodation for the craftsmen. That, in turn, would fit.

Some acquaintances built with a major prefabricated house manufacturer... it started with their logistics being overwhelmed by managing two construction sites in the same area, resulting in both the heating system and the screed being delivered to the wrong house. The basement with a white tank waterproofing system was not watertight, there were walls inside when the house was erected that did not belong there, the correct staircase was installed only after the third attempt, the doors are the wrong ones, and after moving in, the circuit breakers trip whenever the dishwasher and TV run at the same time...

due to illness and work commitments, I was out of action for a while. Sorry.
Current status:
- Work continued until December 21st
- Final inspection on December 23rd revealed the following defects:
Incorrect balcony and balcony flooring not installed
Air shaft instead of light well (balcony is positioned directly above the light well)
Interior staircase not delivered (upper floor therefore uninhabitable and not usable)
Front door without electrical installation
Emergency exit/emergency crank missing
Minor remaining tasks (acrylic, various moldings,
transition between house and basement not plastered)
A retention of 20,000 euros was agreed for the new additional defects (missing interior staircase, air shaft, faulty front door, other remaining defects). For the faulty balcony, we had already withheld a payment portion during the structural inspection payment. The final payment was made minus the defect retention and without the additional charges which we consider unjustified.
The delivery of the interior staircase was originally promised for calendar week 51, then postponed to calendar week 2, then to calendar week 3, and now it has been announced that the staircase will not be delivered until full payment is made. This means that we basically have a move-in ready house but cannot move in because the upper floor is inaccessible. Access to the upper floor is via scaffolding with a makeshift "chicken ladder." The passage is 55 cm (22 inches) wide and 70 cm (28 inches) deep. Furniture cannot be transported or installed.
Since last week, there has been a legal extension granted by our lawyer until February 2nd. Today we were informed that the remaining work will supposedly be completed on February 1st and 2nd, but not the interior staircase. The front door is scheduled for repair in calendar week 9, and there is no date set for the staircase delivery or balcony flooring.
By the way, the suspicion was correct, the company involved is Sonnleitner. Definitely not recommended. I believe there are plenty of alternative options.
