Hello everyone, here is my first topic. I have already planned a floor plan that is practical but still needs some refinement in terms of aesthetics.
Now my questions to you.
Where can improvements be made?
Is this house feasible for about 260,000€ (solid construction, standard insulation, slate roof, floor coverings with tiles and parquet in the living room area)?
The plot is owned and has a slope of 1m (3 feet) over 15m (50 feet) lengthwise (from left to right).
In the drawing below, south is at the bottom.

Although I am a complete beginner, I still wanted to share my opinion.
It seems you enter the house through the basement, right? That would mean the cloakroom is located in the basement, since there is no space for it on the ground floor. I find it inconvenient that the living room door is right in front of you when walking from the sofa to the kitchen and someone is entering the living room at the same time. From the dining table, the bathroom is directly next door, which I also find unfortunate; I would rather place it near the entrance. The bathroom is also located directly on the south side, where the living room would be better placed for more natural light. On the upper floor, the bathroom door is also right in your face when you enter, especially when the toilet door opens. The terrace can only be accessed through the bedroom, which would be problematic if there are children; it should be designed differently. Additionally, such a long, narrow hallway with a small window on the north side will be very dark. Maybe you like this floor plan, but if I were you, I’d reconsider it. I’m sure a professional will also provide some advice soon 🙂.

Thanks If the €260,000 includes additional construction costs, then it is probably not feasible. Even without those extra costs, I don’t think it can be done at this size and specification (2 half-landings on stairs, 2 bathrooms and 2 guest WCs, fireplace, parquet flooring) including basement, balconies, gables, complex roof, etc. (my opinion as a layperson).
Regarding the floor plan itself:
- 80 centimeters (31 inches) for guest toilets is too narrow.
- Do you really need 4 toilets?
- The bedroom closets probably won’t work as planned.
- Where will the wardrobe be located?
- Why are there 2 doors between the stairwell and the living room, but none leading to the sleeping area?

The reason for the 4 toilets is that I want one in the basement (which is the ground floor) for the office and office guests, one in the living area, one in the sleeping area, and the 4th should be the children's toilet.

I suspected that 80 cm (31.5 inches) for the guest toilet is too narrow, so they will have to be larger.
You are right about the living room needing 2 doors, but having no door upstairs is awkward, isn’t it?
I had thought the children could always go up and down outside the apartment that way.

The house including the basement should cost approximately 354,000 euros according to the Energy Saving Ordinance; plus
additional foundation costs: 8,000 euros
painting work: 10,000–12,000 euros (wallpaper with a textured surface)
ancillary construction costs: 30,000 euros
reserves for extras: 10,000 euros
Total investment would therefore be about 414,000 euros, plus the cost of additional insulation/technology beyond the Energy Saving Ordinance—for example, a heat pump or photovoltaic system.
