Hello everyone,
I would like to hear your opinions on the floor plan. Maybe your ideas can help me.
The plot is on a slope. The basement will be fully exposed at the front, allowing direct access to the outside from the front. The wall next to the garage serves as slope reinforcement. The driveway and entrance to the house are all on the same level since the street slopes downward to the right.
Best regards, Horsti

It’s a shame once again that people don’t take a moment to look around the forum first and check what is common practice. Especially in this section of the forum, there is a pinned post at the top

And I think we need to start from scratch here. There are ballroom-sized rooms, and then other areas that are not spacious at all.

- Living room – ballroom size
- Wardrobe – where?
- Dressing room – too narrow
- Kitchen = galley kitchen
- Garage interior dimensions… for 2 cars?
- Garden access from the ground floor level?
I don’t see any clear concept in the design at all.
If there is one, please explain:
Why is there a huge open area for dining without garden access? Why is there a large hobby room in the basement with garden access?
Why is there a large utility room plus a pantry on the ground floor when a basement is planned?
Who is the shower on the ground floor intended for without a bedroom nearby?
Why is the kitchen so small that hardly two people can participate in meal preparation at the same time?
Why are there three balconies? Why is there a connecting balcony between the bedroom and the child’s room?
Why does one child have two balconies? Why are there so many individually divided windows?
And why is there no proper living room with space for a TV and comfort without being a passageway?
Where is south?

Lately, the tone in this forum has been getting harsher and more negative. Just because someone has a plan that others might not fully understand or appreciate doesn’t mean the plan is bad. If a potential homebuilder is overwhelmed with criticism, it’s no surprise if they feel discouraged and hesitate to visit this forum in the future.
I like the basic layout of the ground floor; the kitchen is not tiny at all, and the “pantry” is probably meant to be more of a storage cupboard. Personally, I would prefer to skip the pantry and instead make the back kitchen workspace wider, incorporating the storage cupboard as base and wall units along the wider front. But of course, that’s a matter of personal taste. Alternatively, if the small room is intended more as a cleaning closet rather than a pantry, I would add a door to the hallway instead of the kitchen. The door from the entrance area to the kitchen is necessary, and the door from the kitchen to the (herb) garden also makes sense. Where the utility room is currently shown, it might be better to have a guest room, which would also justify the shower.
If I’m reading the door between the kitchen and living area correctly, it’s a sliding door that can fully recess into the wall, so depending on the type of guests, you can open or close the space— which I think is great.
The large living room is great as well. You call it dismissively a “dance hall” — but what’s wrong with having space to celebrate with many guests? I once visited friends in Hennef who also have a huge living room, and yes, they do actually play music and dance when guests come over. Incidentally, these friends also have very large bedrooms for their two children. I think that’s fantastic if you can afford it. It’s wonderful for kids to have plenty of space to play. And having balcony access from every bedroom is a nice touch, too.
Overall, the concept gives the impression of a luxurious, stylish villa. So, dear homebuilders, best of luck!

Many questions have been asked that are still waiting for the original poster (OP) to answer before the planning can proceed.
Once the OP provides their input, it will be possible to give constructive feedback and say whether the design works or not. Random comments like "everything is great" or "the person probably had a reason for it" are not appropriate when the construction budget exceeds 259,000 euros.
Follow-up questions about three ! dining tables, missing space for tall cabinets/fridge in the kitchen, and the many blank walls that cannot be furnished should receive some response from the OP—whether disappointed or grateful. If no response comes, then none can be expected... The green forum will then treat the planning with more care and consideration 😉
