Hello,
We have reserved a corner lot and have received a site plan as well as the written regulations. All other houses in this area are already built and all have their main entrance facing the southern street. However, our plot is the outermost one, with streets on the south and west sides. The front gardens are all shown facing south.
Nowhere is it explicitly stated to which street the main entrance must face or that it has to be where the front garden is marked. I assume such requirements might be specified in these documents – but that we are free to decide the location of the main entrance, also the driveway, and the “open” side of the property?

What does the builder say about it? They should be familiar with the standard steps to obtain this extremely important information, right? (I don't mean this ironically; you live in a house for years.)

Huh?? I have a builder. A dedicated contact person. But he is not an architect. Is this the builder’s first single-family house? Has he never reviewed a zoning plan before your building project?Henrik0817123 schrieb:
I just want to have additional security to avoid any surprises later, after the land has already been purchased. Then go to the building permit office.Regards, Bauexperte

What?? I do have a homebuilder. A dedicated contact person. But he is not an architect. I have to rely on his statements like "Yes, that’s possible." I want to have additional security, so that later it doesn’t turn out differently, after the land has been purchased. And the assigned architect for all the details unfortunately only comes after the purchase through the provider and the plot. Hire a construction manager / project supervisor—nothing that doesn’t cost anything is worth anything. I think if the homebuilder makes a mistake, you can’t sue us. p
Henrik, you really are quite a character.

Henrik081712325 Jul 2016 14:07@Bauexperte: They only refer to the documents, as already mentioned above.
It's funny how everyone here only sees something negative in my questions, and whenever there is a suggestion, I have already implemented it. I have spoken to the authorities, I have the plans, I have a confirmed supplier and therefore a contact person.
Yet, I am the fool.
The plot is a bit unusual because it is L-shaped, and that is acceptable to my seller – after all, he is the seller and wants to finalize the house contract – somewhat beyond the standard.
However, I do not want to buy the land if something that the seller and I have jointly considered, for whatever reason, does not work out.
Isn't that a reasonable question for this forum?

Bauexperte25 Jul 2016 14:19Dear Henrik,
please don’t take this the wrong way, but....
If your “own” seller cannot answer the simple question at hand here, in my opinion you should look for another and above all competent provider!

Henrik0817123 schrieb:Of course not; it’s the sum of your posts here that reveals a certain stubbornness.
This is not an unusual request for the forum, is it?!
Henrik0817123 schrieb:You can freely choose the location of the main entrance door with any building contract that provides for a detached house or a semi-detached house! For row houses (terraced houses), this only applies to the end units! The building authority does not care whether you enter your single-family home directly or take a detour around the house.
It is not explicitly described anywhere which street the main entrance should face or that it must be where the front yard is drawn.

Hello Henrik,
If the seller can’t clarify with their colleagues whether this can be realized, then you should consider whether your seller is just aiming for a quick deal.
We "struggle" with similar questions; our sales representative takes such matters up and discusses them with the actual builder and their team. Honestly, that’s the minimum I expect (at least if it has already been indicated that there is a genuine intention to work together).
Best regards,
Robin
