Henrik081712324 Jul 2016 08:10Hello,
We have reserved a corner lot and have received a site plan as well as the written regulations. All other houses in this area are already built and all have their main entrance facing the southern street. However, our plot is the outermost one, with streets on the south and west sides. The front gardens are all shown facing south.
Nowhere is it explicitly stated to which street the main entrance must face or that it has to be where the front garden is marked. I assume such requirements might be specified in these documents – but that we are free to decide the location of the main entrance, also the driveway, and the “open” side of the property?

Where the front door is located is usually not a concern for the authorities.
However, a development plan often specifies where the garage must be placed and, if applicable, the ridge direction it should have – you would need to check your documents or have your planner review them to confirm this.
It is possible to apply for exemptions from certain requirements if you need the garage or ridge direction to be different, but this would have to be discussed with the building authority (and possibly the road authority responsible for the easement).

Do you want to relocate just your front door, or handle the entire site access for the house? The local authority may set regulations on whether you are allowed to enter your property from the western street or not. In that case, will your house number / address be assigned from the southern street or the western one? This is usually specified in the development plan,...

Henrik081712325 Jul 2016 09:35Well - as I said, nothing like that is stated in the development plan. It only covers the front garden and the height of hedges, etc. Nothing about the entrance. There are clear regulations regarding the garage and parking space but nothing related to two streets or similar. The plan applies to many plots, so it is not specific to this corner plot.
