Hello,
we are a family of five planning to build a single-family house in Lower Saxony next year. The house might be divided in about 15 years so that my wife and I will live on the ground floor and the upper floor could either be sold or stay for the younger generation of the family.
The plot is a gap in the row of buildings, there is no zoning plan.
The plot size is 911 sqm (9,800 sq ft).
The exterior dimensions of the house are 12.5 x 10 m (41 x 33 ft).
Roof type: gable roof
No basement, ground floor and attic with knee wall of 1.5 m (5 ft)
Number of residents: my wife and I, three children aged 7, 10, and 13 years
Room requirements on ground floor and upper floor
Office: family use or home office?
Guest bedrooms per year
Open or closed floor plan
Conservative or modern architectural style
Open kitchen: no
Number of dining seats
Fireplace: not decided yet, probably no.
A conservatory is planned on the west side of the living-dining area, facing south and west.
Garage: planned as a prefabricated garage, carport: opposite the north side (next to the utility room side entrance).
House design
Planning by: Do-it-Yourself
Preferred heating system: gas condensing boiler
Please share your opinions.

I believe we had this discussion last year as well?
What is the purpose of the conservatory? It seems more like a luxury addition that is planned to be built... but what will it be used for? If the living room is very small without space for a dining area, the dining area can be placed there.
It is not suitable for a TV area.
An extension of the kitchen without a dining space... I have often seen that and found it to work well.
Will the conservatory have heating?
You could move the conservatory towards the kitchen, have two kitchen units without seating space, and then place the conservatory dining area at the back.
That way, there would also be space for a terrace by the dining table in the living room... where exactly is the terrace planned anyway?
More explanation is needed regarding the conservatory, especially to what extent it will be part of the thermal envelope, whether it will be an unheated conservatory or if shading/heating is planned.
And very important again: where will the two garden areas be located (even if a division is only planned for 15 to 20 years from now)? The house is being designed this way, so the planning must also consider the outdoor areas.
Regards,
Yvonne

I meant trapped heat Oh yes, that's great. It accumulates in the conservatory under the roof peak and presses all night against the headboard in the bedroom.

Hello kbt09
A direct route from kitchen to terrace is of course nice, but I don’t see it as feasible.... but not with the kitchen layout you presentedPaulus16 schrieb:
Since we don’t want a separate guest toilet, I’d rather not have the shower located at the front next to the door. ..I don’t understand. What does one have to do with the other?

Again, I have the problem that it’s not really clear what you are missing, what you would like to improve, or what is already thoroughly considered. Haven’t you actually had six months to move walls around? Where is your requirement: from which side do you want to access the outside? Where is the terrace planned? Would you prefer to keep the doors closed? What do you want to do in the shared living space? Why is the plan the way it is? Why are three dining areas shown close together? Are the furniture placements fixed?

We were able to make the change with the patio door in the kitchen. Oh, how did you manage that? Where the window was planned, with the interrupted L-shape and the sink shifted?
