Hello Yvonne, now I finally understand what you meant by a development plan... (at first, I thought you were just using the informal expression "having a development plan").
So, there is no development plan for that area. According to a conversation at the building authority (during the preliminary building inquiry), the bungalow would already be possible.
Since there are many two-story houses in the surrounding neighborhood, that should also be feasible. The potential issue might be the increased knee wall height of 1.80 m (5 feet 11 inches). (The inquiry regarding this has already been submitted as part of the preliminary building inquiry)

But now back to the questions about the costs...
Is it feasible with a maximum of 300,000 EUR (preferably with a 15% buffer, so rather 250,000 EUR)? (The plot of land is extra).
I find that to be an enormous amount of money... there must be something substantial to show for it, right?
Or are we completely off target with these figures?

Here is our alternative "bungalow" design compared to the two-story house. I have shared this before in the forum. I have hopefully improved some of the points that were criticized back then.
Although this layout uses the space more efficiently, I suspect the bungalow might be more expensive than the two-story house (larger foundation slab, bigger roof area, higher energy demand)? I would appreciate your experience.
