Dear forum members,
I would appreciate it if you could take another look at our house design.
When planning, it’s easy to become blind to issues, so I am looking forward to your feedback. Thank you very much.
The plot measures approximately 17.5 m (57 feet) wide by 72 m (236 feet) long and is located in a rural community.
Here you will find the floor plans and some pictures. Best regards, Steffi33.

Floor plan of a house: open living/dining area, kitchen, study, bathroom, utility room, and hallways.

Floor plan of a house: three bedrooms, combined study/dining area, two bathrooms, hallway, and closets.

Two-story log house made from round timber with red tiled roof, terrace under pergola, and green garden.

Cutaway model of a wooden house with kitchen, bedroom, bathroom, staircase, and garden; two people inside.

3D living room inside a log cabin with fireplace, leather sofas, dining table, and bookshelf.

Plot is 17.5 m (57 feet) wide… but how long is it?

What are the requirements regarding the number of floors, eave height, roof orientation, building envelope, etc. for the plot?

About the floor plan ..

Really two dining areas? Is the large dining area used often? What about the use of the garden/terrace?

Have you completely ruled out a single-story design?

Hello Yvonne, now I finally understand what you meant by a development plan... (at first, I thought you were just using the informal expression "having a development plan").
So, there is no development plan for that area. According to a conversation at the building authority (during the preliminary building inquiry), the bungalow would already be possible.
Since there are many two-story houses in the surrounding neighborhood, that should also be feasible. The potential issue might be the increased knee wall height of 1.80 m (5 feet 11 inches). (The inquiry regarding this has already been submitted as part of the preliminary building inquiry)

But now back to the questions about the costs...
Is it feasible with a maximum of 300,000 EUR (preferably with a 15% buffer, so rather 250,000 EUR)? (The plot of land is extra).
I find that to be an enormous amount of money... there must be something substantial to show for it, right?
Or are we completely off target with these figures?

Here is our alternative "bungalow" design compared to the two-story house. I have shared this before in the forum. I have hopefully improved some of the points that were criticized back then.
Although this layout uses the space more efficiently, I suspect the bungalow might be more expensive than the two-story house (larger foundation slab, bigger roof area, higher energy demand)? I would appreciate your experience.

Best regards, Steffi.

Which design did you finally choose? Would you like to share it now, since you’ve already come this far with your bungalow?
