Hi!

Here is our project. It would be great if you could take a look, especially regarding the expected costs.

Plot: 1203 m² (12946 sq ft), already owned. Location: Northernmost part of NRW, OWL region.
No significant slope, no peatland, no former bombing area, previously meadow.
A row of trees still needs to be removed, which will happen in October.

About the house:
Approx. 195 m² (2100 sq ft) living space
2 full floors with a 22° roof pitch

Ground floor:
Open kitchen with island
Office
Living room
Hallway
Staircase
Heating room
Utility room

Upper floor:
Laundry room
Bathroom with sauna
Children’s bedrooms 1 & 2
Master bedroom
Dressing room

Outside:
Double garage 9 x 6 meters (30 x 20 feet), including tool storage room

Your estimate is only slightly off... 😉

That roughly matches my experience—and I’m not talking about planning, but about the actual execution. As always, there is no upper limit...

I just hope that the offers are transparent enough so you can understand and assess them properly. A "piece of a house" can mean almost anything, from a doghouse to a luxury villa. ;-)

When can we expect the first offers?

Coincidentally, I am working with similar basic data for the house. 11 x 11.3 m (36 x 37 feet) plus a corner garage with 68 m² (732 sq ft) and a 22-degree roof pitch without skylights, extended over the garage with a roof terrace above it, which results from the corner solution, plus no basement and two full stories with a 2 m (6.6 ft) knee wall on the upper floor.

Unfortunately, offers for plots of land are quite difficult here, and prices vary between €125 and €400 (per square meter) even in rural areas.

So we are still waiting for the right offer regarding the land.

But maybe we can exchange or complement each other’s offers.

For my part, I keep arriving at a price of €320,000 for 36.5 cm (14.4 inch) bricks, many fixed glazed windows, and a very simple cubature, plus €50,000 for furnishing and €80,000 for a plot of about 750 to 800 m² (8,073 to 8,611 sq ft)

—I’m not willing to invest more than that.

I am also always curious about the estimates from construction experts, which I value highly, and I have contacted them in advance.

I haven’t started my own blog yet, although the planning has been underway for about a year and around 1,000 hours in CAD are gradually taking shape.

But if the plot doesn’t fit the house, all the effort is wasted.

So I’m looking forward to the first offers here and wish everyone good luck and patience.
