ᐅ House Construction: Prefabricated House or Solid (Masonry) House? Experiences and Price Range

Hello everyone,
We have been looking into the topic of building a house for several months now. Unfortunately, we are quite new to this field and are not familiar with all the details. Of course, we have read a lot and searched online, but you often come across different information, especially older and not so up-to-date sources.
We have a plot of land in the city that we are considering. It is about 830 m2 (0.2 acres) including partial utility connections. The cost of the plot is 130,000 euros, and of course, you need to add property transfer tax, notary fees, and land registry costs (anything else we might be forgetting?). Since the plot only has partial utility connections, all the connections are apparently in front of the street because the land was subdivided. So, naturally, there will be additional development costs; we estimate around 10,000 euros. Overall, we would be looking at about 150,000 euros for the land, which is fine so far.
Now comes the house. We are leaning more towards a prefab house since a custom architect-designed home requires a lot of work, right? I have, of course, checked out several providers, and the prices are always quite attractive. We are assuming a 150 m2 (1,615 square feet) prefab house, which shows a price of 380,000 euros including all the services the provider offers. This is assuming a turnkey package. What other costs should we expect? I assume garage and landscaping are obvious extras, but are there other expenses we should factor in? Perhaps someone here has experience with this kind of build and could help us.
We would like to have a rough estimate to see if many additional costs might come up since, otherwise, the total would exceed 600,000 euros for a 150 m2 prefab house, which seems a bit unclear to me.

150,000 EUR (approximately) for the land and about 450,000 EUR for 150 sqm (1,615 sq ft), plus the “hidden” costs that a newcomer in construction might not yet be aware of. I’m also way over 600,000 EUR (approximately) and probably don’t even have a garden or a garage.

Unbelievable, nowadays you can’t get a single-family home including the land for 600,000 anymore? That’s insane.It depends on the price of the land. We paid just under €550,000 in total (prices from 2020). The land was a bargain at about €57,000 for 1,462 sqm (15,730 sq ft). Then there were around €27,000 for the land use conversion, €25,000 for the landscaping, and €16,200 for the photovoltaic system. For the house including additional construction costs, it came to €425,000 at an upscale standard (140 sqm (1,507 sq ft) bungalow + 12 sqm (129 sq ft) covered terrace, fireplace, mechanical ventilation with heat recovery, ground-source heat pump with horizontal collectors, increased ceiling height, etc.) and ready to move in (we just have to unpack).

ollininjo11 Jun 2022 19:37We live here in NRW, 49477… more of an urban area. Plots of land are generally quite expensive here. We now have a plot of 830 m2 (approximately 8,930 sq ft) available for about 130,000 euros, with partial development. I haven’t seen anything like this in the last two years; usually, people pay double that for around 500 m2 (approximately 5,380 sq ft). That’s why we thought this plot would be extremely valuable, but we don’t want to spend more than 650,000 euros in total for both the house and the land.

Think about how much time you spend researching something small like a TV or a phone. Now multiply that for the life-changing decision of building a house.
Visit show homes, talk to architects, and so on. Due to the current crazy price situation, the minimum will be over 500,000 (currency). If you are still interested and your finances allow (interest rate increases in recent months have been drastic!), continue searching, reading up, and meeting with companies...
Think about how much time you spend researching something small like a TV or a phone. Now multiply that for the life-changing decision of building a house.

If you are still interested and your finances allow (interest rate increases in recent months have been drastic!), continue searching, reading up, and meeting with companies...

I don’t think that applies to you (without knowing any background, I’m just guessing).
Start with your own calculation.
Land costs.
A big question mark here: partially serviced land --> contact the city to find out the infrastructure connection costs (there must be reasons for the cheap land).
Then proceed step by step as shown in the example table by Pinkiponk.
Maybe schedule an appointment with your bank in between to find out what your credit limit would be with them.
