ᐅ House Construction: Prefabricated House or Solid (Masonry) House? Experiences and Price Range

Hello everyone,
We have been looking into the topic of building a house for several months now. Unfortunately, we are quite new to this field and are not familiar with all the details. Of course, we have read a lot and searched online, but you often come across different information, especially older and not so up-to-date sources.
We have a plot of land in the city that we are considering. It is about 830 m2 (0.2 acres) including partial utility connections. The cost of the plot is 130,000 euros, and of course, you need to add property transfer tax, notary fees, and land registry costs (anything else we might be forgetting?). Since the plot only has partial utility connections, all the connections are apparently in front of the street because the land was subdivided. So, naturally, there will be additional development costs; we estimate around 10,000 euros. Overall, we would be looking at about 150,000 euros for the land, which is fine so far.
Now comes the house. We are leaning more towards a prefab house since a custom architect-designed home requires a lot of work, right? I have, of course, checked out several providers, and the prices are always quite attractive. We are assuming a 150 m2 (1,615 square feet) prefab house, which shows a price of 380,000 euros including all the services the provider offers. This is assuming a turnkey package. What other costs should we expect? I assume garage and landscaping are obvious extras, but are there other expenses we should factor in? Perhaps someone here has experience with this kind of build and could help us.
We would like to have a rough estimate to see if many additional costs might come up since, otherwise, the total would exceed 600,000 euros for a 150 m2 prefab house, which seems a bit unclear to me.

So, I assume that includes the foundation slab in this 250k price. That is correct.

The next question would be: what else is there? Electrical work? Painting? Tiling? Everything included. Even in the standard package. For example, 25-30€ per square meter (12-15$/sq ft) for tiles up to 60cm x 60cm (24 inches x 24 inches), 50 power outlets, one outdoor light.
If you want more extras, then 20,000€ is the placeholder for upgrades

Some dig four holes themselves in a gravelled parking area, pour concrete footings, and put together a kit for 1,500 euros. Others have a concrete slab poured and then have a carpenter (or alternatively an aluminum or glass structure) install an expensive carport. As a middle ground, you could set up a higher-quality kit yourself and pave the base. I’d estimate 5,000 euros for that, which covers a kit and DIY paving.
It’s like with garages... some go for a cheap steel frame with plastered metal panels. Others insist on masonry with a pitched roof and a loft you can walk on. And some just install a concrete garage. 😉

(For us, the exterior plaster, trims, Hörmann sectional doors, and gutters with downspouts will be white. It is not much, basically just one side and a bit on the front and back, but those also have the doors. The other side of our garage faces the neighbor who probably has his own plans for colours.)
Delivery time: 7–12 weeks. We have to do or arrange the foundation slab or point/strip foundation ourselves.
--> We will provide the two garage door openers and remote controls ourselves. The salesperson even recommended this (for reasons I don’t know) since they are cheaper to buy directly from the manufacturer or at the hardware store.

One of our future neighbors had the same experience, also based on the salesperson’s recommendation. In the end, the installers expected so much “tip” that he didn’t save 100€ (euros). Of course, that part is now excluded from any warranty or guarantee… 😉
I suspect this is either some kind of arrangement between installers and salespeople or that warranty issues are the real reason.
