ᐅ House Construction Planning: Solid Brick and Mortar House or Prefabricated House? With or Without a Basement?

Hello everyone,
We have been researching house building for a year now and have been feeling quite uncertain throughout the process.

Basically, we need to be mindful of the budget when building.
However, we would prefer a traditional masonry house, preferably with a basement.

We honestly don’t know where to really start to find a clear direction for ourselves.
For a year now, we have been struggling with different bits of information and still don’t know which way to go.

The house should be a smart home with all related features (definitely no wireless).
It should also be possible to retrofit if, for example, a power outlet or something similar is forgotten during construction.
We basically want a basement to keep the technology, heating system, and storage space separate from the living areas.
We won’t need an attic then.
We also want a modern open-plan living, dining, and kitchen area on the ground floor, along with a guest room.
The upper floor should have the bedroom, a walk-in closet, a large bathroom, and two offices (we will not have children).
The garage should be accessible from inside the house (either through the basement or an extension).

The house will be built in the Saxony-Anhalt region.
The total usable floor area, including bathrooms and basement, should be between 200 and 300 square meters (2,150 - 3,230 square feet).

We have many wishes, but we really don’t know where to start and currently have more questions than answers.
We are looking for an online community where we can exchange ideas and experiences with others.
Is this the right place for that?
If not, does anyone know where we might be better off?

Well, at least we’ve made some progress regarding the price estimate and where to start organizing things.
That’s better for us than before 🙂 ^^

We will now focus on show home villages and the companies that are actually an option for us.

It will probably be better for us to first visit a show home that we like visually to get a feeling for the size and layout.

In the end, the consultants on site can also provide offers if you want to change anything about the house, so we will definitely have a more accurate price estimate than just a rough guess.

In South Australia, it seems there’s no shortage of land compared to other places.
So first, google "new development area" + city/town/region of your choice.

If you don’t find anything there, then drive through the nearby villages and look for vacant plots, ask neighbors, etc. (you would have to leave your apartment for this), and at the same time, check the websites of all small municipalities/places where you would consider building and inquire if nothing is listed. I did this in Brandenburg and ended up on several waiting lists and received feedback about different plots.

Finding something on real estate portals like Immoscout is rather difficult, and in popular areas, there’s usually some issue with the plot.
(We were lucky and actually found the seller of the new development area on Immoscout, but otherwise, the offers were not very good.)

Okay, we’ll do it like that—that’s a great idea.

I’ll start googling right away.
That’s another idea about how to get started here that I only arrived at after some encouraging.

There’s really a lot to keep in mind.

But now we’re going to start searching for land.

However, since you don’t know us, I don’t think you are really in a position to judge our income.
Besides these posts, there have also been helpful answers that provided useful support.
