Hello everyone,
I am currently planning to build a single-family house of approximately 170-180 m2 (1,830-1,940 sq ft).
Here are some preliminary details:
I have already spoken with several architects, and next week I will be meeting some prefabricated house providers.
After the first discussions, one architect told me to expect costs of around €3,500 (approximately $3,750) per m2. For 170 m2 (1,830 sq ft), that would be nearly €600,000 (about $645,000), and that doesn’t even include furnishing. I was quite surprised since I have often read on this forum about prices of €1,500 to €2,000 (approximately $1,600 to $2,150) per m2. Has the price really almost doubled in the last 3-4 years?
Since I have not yet decided between a prefabricated house provider and an architect, I wanted to ask if you think my project is feasible with a maximum budget of €450,000 (about $485,000)?
I know this depends on many factors, but I would still appreciate a rough estimate from experienced home builders.

- Development plan requires a pitched roof with a slope of 30-45 degrees
- Required rooms: living and dining area, kitchen, bathroom, guest toilet, 2 offices, 2 children’s rooms, utility room
- Garage with two parking spaces

Strange recommendation. Personally, I much prefer the all-in figure as a rough guideline (since it’s all just approximate anyway). I’m happy to explain. The 2500 includes fixed base costs and the standard package. The cost of the basement varies depending on the soil conditions, as do additional construction costs. The fittings and landscaping are also very variable. It doesn’t make sense to estimate these with a flat rate. That is also not common practice.

In my case, the price includes everything except for the exterior landscaping (furniture and lighting are also not included) – it covers additional construction costs as well as the following features: Viessmann heat pump, Zehnder ventilation system, Schüco aluminum windows, parquet flooring and tiles (120 EUR/sq m (approximately 11 USD/sq ft)), bathroom fixtures (20,000 EUR per bathroom). The entire build is a monolithic construction using aerated concrete blocks with a thickness of 42 cm (16.5 inches) (to meet KfW 55 energy efficiency standards).

I know that problem well. From my experience and opinion, the cause is a high demand combined with high profit margins that are being exploited. On top of that, there is a shortage of raw materials and constantly increasing bureaucratic requirements (regulations, expert reports, etc.). Unfortunately, there are very few architects and construction managers who manage to keep suppliers and tradespeople from taking excessive margins. They do exist, but they are hard to find.
Building a house right now is not fun. My first cost estimate from an architect for a similarly sized house was 600,000€. I asked him if he was aware that I already own the land. Such prices are just ridiculous.

It must be said that this is far, extremely far, ultra far beyond standard and does not even count as premium anymore. Tiles/parquet at 120 EUR per sq m (13 USD per sq ft) – impressive. Schüco aluminum windows are not exactly a bargain either...
