ᐅ Single-family house construction planning for approximately 170–180 m²

Hello everyone,

I am currently planning to build a single-family house of approximately 170-180 m2 (1,830-1,940 sq ft).
Here are some preliminary details:
  • Plot of about 850 m2 (9,150 sq ft) located in the triangle between Munich, Augsburg, and Ingolstadt
  • Development plan requires a pitched roof with a slope of 30-45 degrees
  • Required rooms: living and dining area, kitchen, bathroom, guest toilet, 2 offices, 2 children’s rooms, utility room
  • Garage with two parking spaces


I have already spoken with several architects, and next week I will be meeting some prefabricated house providers.
After the first discussions, one architect told me to expect costs of around €3,500 (approximately $3,750) per m2. For 170 m2 (1,830 sq ft), that would be nearly €600,000 (about $645,000), and that doesn’t even include furnishing. I was quite surprised since I have often read on this forum about prices of €1,500 to €2,000 (approximately $1,600 to $2,150) per m2. Has the price really almost doubled in the last 3-4 years?

Since I have not yet decided between a prefabricated house provider and an architect, I wanted to ask if you think my project is feasible with a maximum budget of €450,000 (about $485,000)?

I know this depends on many factors, but I would still appreciate a rough estimate from experienced home builders.

Why should they? What has actually become cheaper over the past years, except maybe for some "electronic waste"? Even there, you have to spend more to get something decent (I deliberately don’t say high quality).

The price spiral will keep turning relentlessly, and there is only one direction.

No. I’ve been active in this forum for 7 years, and these numbers are unfamiliar to me. In 2013: starting at 1,600, Energy Saving Ordinance 100, painter not included, general contractor standard with plaster. Plus incidental construction costs, etc.

An architect calculates differently; they measure the enclosed volume and include incidental construction costs. The figures he mentioned of around 3,500 probably cover almost all costs, including his fee services.

That’s also what I would estimate. Simple rectangular design with a pitched roof, underfloor heating, standard roller shutters. Kitchen, landscaping, garage, and incidental construction costs come on top.
However, I’m not familiar with the Bavaria surcharge.

I can confirm approximately 3,500 EUR per square meter (about 325 USD per square foot) in the Frankfurt area. This is a high-quality standard and includes additional construction-related costs.

It’s funny how everything gets mixed up here. It definitely matters whether you are comparing costs including or excluding additional building expenses.

3,500 euros per m2 (approximately 325 sq ft) likely covers everything except furniture and land. You can base calculations on that. Personally, I recommend budgeting 2,500 euros per m2 (approximately 230 sq ft) plus additional building costs, garage, basement, upgraded fittings, garden, terraces, and other extras.

You can easily build 170 m2 (about 1,830 sq ft) without a basement for 600,000 euros in Bavaria. That’s not a problem, even currently. This price would also get you high-end finishes (ventilation system, heat pump, good quality windows, premium parquet flooring).

Strange recommendation. Personally, I prefer an all-inclusive figure as a rough guideline (since everything is just an estimate anyway).
