Hello!
Is there anyone else still in the initial phase and looking for the right builder?
I have already had four consultation meetings with Scanhaus Marlow Marlow, Pro Haus, Renschhaus, and Fingerhaus, and now I’m even more confused and uncertain. Each one includes different services in their building specifications. How am I supposed to know what is necessary and good? I have already educated myself using the book "Die Muster - Baubeschreibung" from the consumer advice center, but I’m still overwhelmed.
I want a fully finished ready-to-move-in house and don’t want to deal with missing elements on the foundation slab or having to hire someone separately for additional work.
Did you have your building performance specifications reviewed before deciding on a builder?
Why did you choose your builder? Was it because of the price or the building specification?
For example, I think everything is clearly listed at Fingerhaus, but it is also the most expensive option for me. I’m not sure if the building specification from Pro Haus has some gaps, but the price is good.
Can someone help me? What is your opinion of Scanhaus Marlow Marlow or Renschhaus?

Professional expertise, including the review of the scope of work and the construction contract, is offered by the Association of Private Homeowners, also known as Verband Privater Bauherren. You can join for a fee, and then access experts who charge by the hour.

Certainly not all four, but at least the one from your preferred builder.
We built with a solid approach: the building authority (BU) always offered assistance if there was uncertainty about their requirements.
Earthworks, as @Payday already mentioned, are usually included in the scope of work up to a common depth—20cm (8 inches) for low-cost providers, 30cm (12 inches) for standard providers. If your soil survey calls for more, the BU naturally recommends having these additional earthworks done right from the start by the former.
However, prefabricated houses are usually calculated from the foundation slab onwards... still, the BU will gladly provide recommendations or may even take care of it themselves. Only the invoicing address will be yours.
If you have four scopes of work all within the same energy efficiency category to compare, you should be able to make a meaningful comparison.
Certainly, there are items where it’s questionable whether they are necessary—I’m thinking, for example, of insulation under the foundation slab. Some include it, others don’t. I personally don’t have enough knowledge to judge whether this is sensible or not.
A spotty scope of work is usually found with the cheapest provider; additional mandatory positions can quickly raise the price again.
SH doesn’t fit your list, I’m not familiar with PH, but with the others, I would probably build without hesitation.
