I have a few questions about building a house.
We want to build and have a fully serviced plot. It will be a bungalow with about 150 sqm (1,615 sq ft) of living space, 1½ stories with a pitched roof, no basement, and a 1 m (3.3 ft) knee wall, built as a turnkey project excluding painting and wallpapering. It will be a KfW 55 energy-efficient house with an air-to-air heat pump and underfloor heating, with Ytong masonry on both the outside and inside using 11.5 cm (4.5 inches) calcium silicate bricks. Could someone help me estimate the costs with standard finishes? I calculated around 1,200 euros per sqm (about 110 USD per sq ft), but am I underestimating?
What would the cost be for a 30 cm (12 inches) thick concrete slab?

nordanney10 Apr 2016 13:10For 1,200€ I would even build three or four houses and then sell them. Depending on the features and location, expect more like 1,500-2,000€ plus additional construction-related costs.
The construction costs for a new building with a standard level of equipment, including incidental construction costs, are generally around €1,750–1,850/m2 of net floor area (cost groups 300/400/700), excluding exterior landscaping, garage, interior fittings, kitchen, and lighting. The question regarding the costs of the entire ground slab construction can only be realistically answered in relation to other details of the foundation and insulation. The 30cm (12 inch) ground slab alone will cost approximately €95–105/m2 gross, including formwork and reinforcement, but this only makes sense if the soil report recommends a ground slab.
For non-load-bearing soils, strip foundations must be chosen. Such details must always be developed and coordinated in the overall context of the design.
