I have been successfully self-employed for a few years now, and the bank has given the green light for construction financing later this year.
Of course, I will still obtain additional quotes for financing in due course ;-)
I would like to build a solid house with a ground floor room for an office in Dortmund.
My problem is simply that I don’t have the time to deeply familiarize myself with the subject.
For example, the bank advisor mentioned that the company Beta Eigenheim in Bergkamen really offers turnkey houses.
Are there any other developers who provide comprehensive packages with no surprises?
I would be very grateful for any advice in any regard.
Best regards,
Dennis

Hello,
In my opinion, you shouldn’t even start building a house if you’re not ready to invest a lot of time and effort into it.
You will have to contact several construction companies and request quotes. Then you need to standardize these offers so that you don’t compare apples to oranges.
The construction phase itself (and even the planning stage) will require significant research and physical involvement from you.
I doubt you can really afford a complete worry-free package (if any company even offers that). You will still have to handle official procedures yourself, which can be very draining.
During the first six months, I spent about an hour every evening in front of the computer searching intensively. And so far, we haven’t laid a single stone.
Your partner might be able to handle a lot, but in many cases, both of you will be needed.
You can expect surprises from all kinds of companies.
I believe most companies offer contracts ranging from turnkey to move-in ready.
