My surroundings and I are complete novices when it comes to building.
I have recently purchased a small 219 m2 (2,358 sq ft) plot and plan to build a semi-detached house on it.
The semi-detached house will have 2.5 floors. I am attaching a picture of how it is supposed to look and some plans.
I WOULD BE REALLY GRATEFUL FOR ANY ADVICE.
Current status:
I have an offer from an architect acting as the general contractor.
For the house without a basement with 154 m2 (1,657 sq ft), there is a fixed price of 295,000 euros.
NOT included in this price:
Painter and flooring work
Extras included:
Underfloor heating on the ground floor and first floor
Triple-glazed windows
Plumbing for guest toilet and main bathroom
Paving of the terrace
Building permit / planning permission
Construction site expenses
Soil survey
[Cadastral office measurement]
What should my next steps be?
Is this good value for money? Is 295,000 euros a lot for a solid masonry build?
Where is there potential to save money for someone inexperienced in construction?
Should I contract some work to other tradespeople myself?
How and where can I get comparable offers?
Where can I find other building companies or general contractors to compare? I am building in Krefeld.
The plot seller told me that while the price is firm, it may be possible to negotiate extras.
What would be realistic?
Any other tips would be greatly appreciated.
What else should I be thinking about now?

If you still have some budget left and your semi-detached neighbors are also interested, consider investing in a basement. With 220 sqm (2,370 sq ft), you'll appreciate the extra storage space. It would probably cost around 40,000 to 50,000 per party.
I would skip paving, depending on how much credit you get for it. I’d rather take an extended weekend off and put out a few crates of beer instead.
There is currently a construction boom. Just drive through new residential areas or the city. Almost every construction site has advertising banners. You can inquire there directly.
Getting freebies usually works like this: You want roller shutters that cost price X. Add anthracite color, and you’re at price XY. If XY is too much, you pay just X, and the builder agrees. So instead of charging 2,000+, it’s only 1,000. I doubt you can negotiate actual freebies.
You can post your floor plan again in the relevant section. There will definitely be some ideas. Many people here are very creative.
Personally, I would add a T-shaped partition wall to the left wall of the upstairs bathroom. This way, you can easily install a double vanity there. One corner would be for the toilet, and the other for the shower.

After that, you can consider whether you need to allocate an additional 50,000 for a basement.
If you stick with three, the current setup will be sufficient.
