ᐅ House Construction in Planning – What Would You Prefer?

Hello forum,

I registered here because of many questions and hope for active interest in answering them.

A brief background:
Since our available equity is not very high, we originally planned to build in about 3-4 years to have around 30,000 EUR more in equity. However, since interest rates are currently very low, we decided on a short-term house project.

Just the advantage of better conditions would cost around 35,000 EUR in equity if interest rates rise by 1%.

IF NOT NOW, WHEN THEN!?!?!?

Property conditions:

WR pure residential area
Floor area ratio 0.3
Stories: one full story plus convertible attic I and attic II
Roof pitch: gable roof with 45-50°
Ridge direction facing gable to ****way
The plots are ready to build on immediately and are especially suitable for single-family homes.

1. Is it more cost-effective to have an architect create a design and then tender the work to local contractors individually, or to consider companies like Heinz von Heiden or Baudirekt? Does anyone have experience with Heinz von Heiden?

I believe once this fundamental question is resolved, I can start with my actual list of questions 😀

I agree with the others that this amount will not be enough. We have had three meetings with builders/developers and are already at 270,000-320,000 for a house of about 120-130 sq meters (1,290-1,400 sq ft) without a basement, with a large garage, underfloor heating, possibly a heat pump, and a ventilation system.

Land: 100,000
House: 130,000-150,000
Additional costs: approx. 30,000
Outdoor area: ???

We also wanted to calculate it again ourselves, splitting the individual trades among different companies.

Or does it roughly come out the same?

130,000 including a large garage but without a basement for a house seems too low to me, especially considering the ratio to the plot of land. The house ends up being too small!

If you give it to contractors, it might be a bit cheaper, but you will have a lot more hassle and work in return.

Rushing can backfire!

Building a house on a whim can be very risky! Why not take advantage of the currently low interest rates by starting with a Riester building savings contract and simultaneously save as much as possible in additional building savings contracts? This way, you secure at least the majority of your finances and don’t have to feel so pressured right now!

We are just about to start our building phase with Schwörerhaus and have based our financing on affordable building savings loans. After all, you only build a house once in your life – do you really want to risk falling for pushy salespeople just to get everything wrapped up quickly? A little tip: The construction specifications are crucial! It definitely pays off to compare them!

I can only agree with Chayenne02.
- This is how I am doing it at the moment. I bought the plot with the low interest rates and set it up with a variable payment/repayment. That means I’m making sure to pay off the debt as quickly as possible. At the same time, I’m calmly working on the house planning. And you’ll quickly realize that you move from the 101st step to the 1001st step with everything.

I prefer a prefabricated house company like Schwörerhaus or Weberhaus. With them, you get everything from a single source and don’t have to make so many decisions. Besides, you never really know how an architect thinks… We had some problems with that.
