we are planning to have a prefabricated house built in the near future. Since we have never built a house ourselves and also have limited personal experience with house construction in our circle, we want to ask the group for any tips you might have regarding planning, equipment, or building in general. Maybe some of you can also share experiences along the lines of "I wish I had known this earlier..."

First, you should secure a plot of land and then choose your home builder. This way, you will only pay property transfer tax on the price of the land. The local zoning plan will already set several regulations regarding the appearance of your house, such as ridge height, eave height, orientation to the street, and sometimes even the color of the roof tiles.
For a detached single-family house with 150m2 (1,615 sq ft) of living space, the plot should ideally have a 17m (56 ft) street frontage and be at least 500m2 (5,382 sq ft) in size. Ideally, the land is flat and rectangular. If the plot is on a slope, this will result in high civil engineering costs, and a basement will usually be advisable. Also, be cautious if the plot is below street level, as drainage problems may occur.
