ᐅ House Construction 2016 – Which Steps to Take Next and When?

We plan to start building our own home in 2016.
We already have a building plot of 714m2 (7,676 sq ft).
So far, there is nothing more than a house design I created myself using CAD.
We know a local architect who will prepare the official house plans for us.
My “problem” now is when to approach the architect.
Financing is not secured yet; I plan to finalize it in February 2016, as we will be able to increase our equity by a significant amount that month. I expect this will help us get better terms from the bank.
On the other hand, I have heard that from 2016 there will be stricter regulations for private homes in Rhineland-Palatinate, which could increase costs for some elements. Therefore, I was advised to definitely submit the building permit / planning permission application by the end of 2015.
Now I am wondering what to do next. Should I put everything on hold until I secure financing in February 2016? Or should I already go to the architect now and submit the building permit application afterwards—which would then be financed using my equity?

I also thought for a long time that it was just pressure to close a deal. We have a builder among our acquaintances and a heating engineer who mainly works on construction sites, and both say that the demand from home builders is hardly manageable and that some are already fully booked for 2016. I don’t know if this is the case everywhere. But here, it really seems to be booming.

At least in terms of time, this would make me relatively independent for the shell construction. Is there anyone here in the forum who has built their own house with a Ytong kit? I would be very grateful for any shared experiences!

The current Energy Saving Ordinance expires on March 31, 2016; to meet the deadline under the old Energy Saving Ordinance, it is sufficient to submit the building permit / planning permission application on time by the end of March 2016.

From a cost-benefit perspective, would you consider a construction method meeting the current KfW 70 standard sufficient, or would you opt for the new Energy Saving Ordinance instead?

Therefore, it depends on the provider you prefer. If they meet the current KfW 70 requirements with their standard features, I would stick with that and make sure the building permit / planning permission is applied for within the remaining timeframe.
