ᐅ House Base – Splash Guard or Is Something Still Missing?

Hello everyone,

we have been searching for a house for quite some time and have finally found a great one.
The interior of the house is fully finished and complete. Only the exterior still requires some work. To properly estimate the costs, we are currently preparing a (financial) plan for the exterior design.

While doing this, we realized that we are not sure whether the house just needs a splash guard or if the foundation has only been partially done and still requires insulation and other work.
Since we are complete beginners, we would appreciate your advice.

Base plaster is not a must-have, and as you can see, everything is already plastered, so there is nothing left to do here. Many people have skipped it (including us).

And how did you clad and protect the base of the building?

Protected from what exactly?
Like most, we have an external thermal insulation composite system (ETICS). Typically, it has a synthetic resin render on top. These no longer have the highly absorbent properties of the mineral-based render systems that were commonly used in the past.
However, the render does not come into contact with the ground. There is a splash guard with gravel in front of it, so water does not accumulate there.

But the plaster doesn’t extend all the way down to the ground; there will be a visible section of bare foundation left, possibly also some of the thermal insulation system. That looks unattractive without any cladding. Or is that not the case?

No, not really. There is a gravel strip in front.

However, we have ground-level exits on all sides of the building. If yours is built higher, it might be different, but even then, you can simply extend the insulation and render downwards.

Oh, you can see it in my photo. Without the base coat plaster, it would just be the bare foundation. We don’t have insulation because the house is made of aerated concrete blocks and doesn’t need any. The house doesn’t have an external thermal insulation composite system (ETICS) / external wall insulation. Carsten
