A warm hello to everyone,

we are currently at the beginning of our first building project. Looking ahead, we have decided on a bungalow. The floor plan is just an initial idea and not final; the dimensions can still be changed.

Plot size – approx. 1060 sqm (11,409 sq ft)
Slope – none
Floor area ratio – 0.4
Plot ratio – 0.5
Building window, building line, and boundary – planned 5 m (16 ft) from the street
Edge development – yes
Number of floors – single-story

Client Requirements
Style, roof shape, building type – modern plastered, left and right shed roofs, flat in the middle and garage, bungalow
Basement, floors – no basement
Number of occupants, age – two people, no children
Office: family use or home office? – both
Open or closed design – open
Conservative or modern construction – modern
Open kitchen, kitchen island – island
Number of dining places – minimum 4
Fireplace – possibly decorative only
Balcony, roof terrace – garden terrace
Garage, carport – garage
Utility garden, greenhouse – no

- What do you dislike? Why? – The garage needs to be moved forward because a second terrace might be built on the east side.

If you have to give up something, which details/extensions?

Why is the design as it is now? For example,
The architect implemented our wishes.

In which direction are the shed roofs oriented? Is it planned to include skylights / roof windows here?

1) Correct.

2) The shed roofs are oriented east and west respectively; skylights or roof windows are not planned. Possibly, additional windows will be installed higher up in the walls.

I would like to share a photo for better understanding, but I only have a "borrowed" one from the internet...

I'll quickly bring up the budget question. $300,000 for 175 m² (1,883 sq ft) is ambitious, especially with geothermal deep drilling, ventilation, 2 bathrooms plus a dog WC. Sounds like high-end finishes. What exactly is included in the $300k? Is the garage included as well?

I asked about the skylights because I thought maybe the "private hallway" is supposed to get some light. That will be quite a dark corridor. Depending on the exact orientation, the open-plan area (kitchen/living/dining) will only receive sunlight at certain times of the day (which doesn’t bother some people).

One quick note upfront: I’m grateful for any advice.

We are actually planning to spend around 300,000 to 350,000 just for the house including the garage. The plot of land has already been purchased.
We’re also not settled on the heating system yet; it might end up being a hybrid solution.

The toilet in the garage is intended mainly as a garden and party bathroom. It will be fully tiled with a floor drain, so I could even “shower” the dog there if needed.

I understand your point about the skylights. We are considering installing windows in the exterior walls to bring more light inside. There is also still the question of whether the middle section will remain the only one with a ceiling.

However, I also feel that the garage would block the evening sun for me… especially since I’m actually thinking of placing a second evening terrace on the house side behind the garage.

My few points:

- Move the garage to the north end of the house and place windows on the west side.
- Put the door to the utility room opposite the toilet and make the wardrobe longer. The downside is a longer distance from the kitchen.
- I don’t really like the TV position.
- A dressing room width of 2.11m (7 feet) is very tight. The window/door to the terrace reduces wardrobe space.
- The guest toilet needs better soundproofing than currently shown.

I would discuss the topic of costs in more detail with the architect. €300,000 will by far not be enough, and with the mentioned €350,000 I still don’t see a garage included.

Is another child planned?

1) Good point, under consideration.
2) Flexible whether we walk 2m (6.5 feet) more or not.
3) The size of the walk-in closet might also need to be reconsidered.
4) I also noticed the terrace window, it could be removed to gain more space for multimedia setups (two access points from kitchen and living room should be enough).
5) Why should it need more insulation there? Isn’t the insulation of the exterior walls sufficient?
