Hello,
my husband and I are looking for a reliable home builder in the Lower Rhine region!
What factors did you consider when choosing? Who has the best plot of land? Price?
Was the builder’s personality important? We have already contacted a few but feel a bit lost and don’t want to make the wrong decision. That’s why I’m interested in what convinced you to build with THAT particular builder! Somehow, all the offers seem quite similar, especially when working with a fixed and not very high budget... (max. 220,000 euros including the plot)
Thank you very much
Nicole

Regarding this topic, as described in the first paragraph, brokers or sales agents must also be able to provide positive references — THEIR OWN references. Anything else is worthless!

I don’t know how many times I have already written that it is extremely important to speak with the homeowners alone; usually the best time is on site over the weekend. I won’t hide the fact that some of them still make quite a bit of money by promoting "well-spoken" references. However, by comparing multiple conversations, it becomes clear what is reality and what is wishful thinking — especially in comparison with information found online, which is good for this purpose. Reliable and professional general contractors / main contractors / architects, etc. can be recognized by how they have handled problems; a 100% smooth construction process does not exist!
I can only recommend that you look at reference projects and speak directly with the homeowners. Unfortunately, I neglected to do this and now I’m left alone with a shell that needs renovation... By now, I could write a whole screenplay...

One more tip... the construction company doing the work is one side... the other (and the one responsible for all my problems) is the "contact company," which advises you, helps plan your project, and is your point of contact... oh no, suddenly they are only "brokers" and "independent sales agents"... I would like to name the companies, but I’m not sure if I’m allowed to here...

Hello,
we also went through tons of catalogs and had several talks with developers. I’m telling you, that doesn’t help at all. The best advice comes from people who are building their own homes. Go around and talk to them. If necessary, ring the doorbell at new constructions. Ask around who is also building – at work, among friends, in sports clubs, and so on. If possible, visit construction sites. That’s the best way to find out whose projects really worked out. We saw three houses built by the same developer with three satisfied homeowners – that’s when we were convinced.
