We are currently planning and looking for a suitable floor plan. Unfortunately, we haven’t found the right one yet. The construction companies haven’t provided a suitable option either. Here are our requirements.

No basement
Roof shape and other details are open to any option
My wife considers it important to have an office on the ground floor since there won’t be a basement. The challenge is that if we include an office on the ground floor, all the other rooms feel very cramped. Additionally, my wife wants the kitchen to be separated from the living room. Can you help us or suggest where the office could still fit with this floor area?

For a house of this size, it will be very difficult to fit an office next to the utility room in a way that it can actually be used as an office.
In the case of a gable roof house, 145 m² (1,561 sq ft) roughly corresponds to about 9.5 m x 10 m (31 ft x 33 ft). There isn’t that much space left...

Watcher7811 Nov 2015 16:08Then it would be possible to set up an office in the attic, provided that the gable roof is not too shallow. My suggestion would be a 45-degree gable roof.

Watcher7811 Nov 2015 16:22Well, then it will be difficult to have a finished attic. I think the only options are to enlarge the house or create the possibility to convert the attic into an office.
