Der-wHello everyone,
In the energy performance calculation of the house we are interested in buying, the following is stated:

I think the energy demand is relatively low. The living area is estimated at approximately 145m² (1560 sq ft) in the specifications.
However, the heating costs of about 1200 euros per year seem quite high to me for such a good demand value, since I often read on this forum that many only need around 600 euros.
The heating system is a Rotex HPSU Compact.
Am I missing something?

boxandroof7 Nov 2018 21:42If this electricity consumption is only for heating and hot water, then it is 2 to 3 times too high. If the house is well-built and the occupants are economical, around 7000 kWh would almost be enough to heat fully electrically, even without the heat pump.
Hydraulics and heating load were incorrectly planned, the insulation is actually worse than expected and/or the system is not operated ideally. The latter can probably be optimized. The hydraulics, except possibly for the underfloor heating, can also be improved.

We pay about €850 per year for our air-to-water heat pump, Tecalor thz504, for a 165 m² (1,776 sq ft) house in one of the cold regions. After subtracting the base fee and the energy used for ventilation and hot water, the pure heating costs come to around €550 per year. And we tend to keep the house rather warm.

The electricity consumption for heating will vary between approximately 1500 and 6000 kWh depending on the location, usage, and quality of the heat system’s design and installation. Very low consumption figures are unlikely if a general contractor or developer handles the planning.
Electricity consumption × annual performance factor = amount of heat produced
You won’t get much further with calculations for new construction. The H’t value indicates the quality of the building envelope; everything else doesn’t really help to predict realistic numbers. These calculations are not intended for that purpose.
Try searching online for heat pump and database for real consumption figures.
