We have been looking for a plot of land in the greater Nuremberg area for quite some time. During our search, we came across the land services or land brokerage offered by various (prefabricated) home builders.
I have read in several threads that these services, which are tied to house contracts, can be very problematic. My question is whether anyone has had success with these services—in other words, has anyone really found a good plot at a reasonable price that they couldn’t have found themselves online?

In all the threads (under search terms like "land service," "11ant Barthel," or "11ant resale"), you should also have found out why: first, that they only offer what you could find yourself, and second, that from the seeker’s perspective, there is no real success (because the quality of the alternative proposals is not really adequate), although often there may be success from the service provider’s perspective (who then wants to be compensated for contract cancellation).

Okay, let me illustrate this with a typical example: Mr. and Mrs. Average (a family of four) are searching with several providers (a prefab house company, a fairly large general contractor, a mailbox general contractor) and receive on average eight to ten proposals per year (within about a 30 km (19-mile) radius, practically nationwide). They are flexible (they wouldn’t rule out 150 instead of 180 square meters (1,615 instead of 1,937 square feet), a pitched roof is just as acceptable as a town villa). Prices are often within a financing range, but twice a year the potential sellers who somehow ended up in the database still don’t decide quickly or reliably whether they want to sell or not. All the plots have two out of three drawbacks (slope, location behind other properties, or a remote area requiring a second car). About one-third of the plots could also have been found on some “Scout” portal or on eBay Classifieds, and if you include Google Earth in “internet” searches, then actually all of them. I currently don’t have time to compile my Barthel tips—but they can all be found here, and the few duplicates are easy to overlook. None of these plot-finding services demonstrate genuine diligence, and accordingly, the results reflect that.

We had a look at Langenzenn back then. Unfortunately, the new development area (Klaushofer Weg) is quite close to the B8 road. The land prices there were around 180,000 euros for about 450-500 sqm (4,844-5,382 sq ft).
170,000 euros is really not much here in the metropolitan region, especially if you need good train or bus connections. Wow, I got a warning from the admin for this post... due to unauthorized advertising. This platform is becoming less user-friendly. What a pity...
