ᐅ Has anyone ever had success with land services?

Hello,
We have been looking for a plot of land in the greater Nuremberg area for quite some time. During our search, we came across the land services or land brokerage offered by various (prefabricated) home builders.
I have read in several threads that these services, which are tied to house contracts, can be very problematic. My question is whether anyone has had success with these services—in other words, has anyone really found a good plot at a reasonable price that they couldn’t have found themselves online?

Langenzenn was actually a favorite. We are also considering Emskirchen and Markt Erlbach.

Herzo Base. Semi-detached houses with small garden plots for 750,000€. Aurachtal will soon have the Ackerlänge development starting at 269€ per sqm (25 dollars per sqft), and Emskirchen might get a third construction phase. Röttenbach probably isn’t finished yet either, and Adelsdorf has units available occasionally from Seaside’s existing stock.

There’s nothing available here in Ems. You’ll have to wait for the third construction phase, which will only come once all available plots in the second phase are fully built on. Prices won’t be 170€ per sqm (16 dollars per sqft). I expect them to start from around 190€ per sqm (18 dollars per sqft) upwards.

I don’t know anyone who was successful using a service, but I do know someone who had to pay a high fee to get out of the contract.
The offered plots of land were either unsuitable or overpriced.

So if public transport really is a deal-breaker, here’s a tip: Iphofen. Available building plots from the city start at 20 euros/m² (about 2 dollars/ft²) plus development costs, even in fairly decent sizes. By train (still part of the VGN network), you can reach Fürth main station every hour in 40 minutes.

As a regional center, Kitzingen is also not far away.

That’s true, and it’s a nice place as well (I once cycled there and back).
