In June, we purchased a house to be demolished, which is scheduled to be handed over to us in November after the current occupants move out. I have a question regarding the handover report – assuming it’s even relevant for a demolition property.
Basically, besides the details of the property (address, parcel number, etc.) and the names of the people/witnesses present at the handover, I planned to mainly document the meter readings, note any documents handed over, and whether the house has been completely cleared out. I don’t see keys and defects as very relevant since, as mentioned, the house will be demolished 2–3 weeks after handover, and we aren’t really concerned about the building’s condition.
Does anyone have experience or tips on what else might be important to include in the handover report or what to watch out for?

Not only do the individual meters need to be removed. Talk to the utility providers right away, as they also have to physically disconnect the house from the network, meaning the lines will be cut at the property boundary. Then ask them to install a temporary construction power connection and a construction water connection. Otherwise, I would have had to pay 760€ for disconnecting the power grid and then another 800€ three weeks later for the construction power pedestal. So make sure to discuss this with them in advance.
Thank you again for all your input! We have now made a final decision to document the following items:
- Meter readings
- Which documents were handed over (at least those we consider relevant)
- Clearing out / removing debris from the building (as part of the contract)
Although this was not directly related to my original question: Disconnection from the grid has already been requested with the utility provider and is ideally planned to take place shortly before demolition, along with the preparation of temporary construction power. The same applies to the dismantling of drinking water and wastewater connections.
