ᐅ Green Roof on Flat Roof – Membrane Torn. Is This a Defect?

Hello everyone,

I’m interested in purchasing a property with a green flat roof.
Attached is a photo of the green flat roof. Does anyone have experience with green roofing on flat roofs and can tell me what it means if this “membrane” is partially missing or torn? Is that a serious issue?

I have never seen this kind of green roofing before. Did they just lay a membrane on the roof, cover it with substrate, and then plant vegetation on top? If so, it would be an easy fix. But normally, a green roof has a proper underlying structure. I would suggest asking the seller for more detailed information and maybe taking pictures with a drone.
