Hello everyone,
I’m new to the forum and am hoping to get some opinions, suggestions, or concerns regarding our current planning.
A brief update on the overall situation: The development area where the potential building site is located is currently being prepared. We have tentatively reserved the building plot with the responsible municipality handling the development. Planned construction start is around spring 2021.
Regarding the attached plan: I created it myself, but please don’t judge too harshly. Although I trained as a technical draftsman, my focus was on heating systems, so I only incorporated what I picked up about construction on the side. Whether this is feasible from a construction or structural perspective still needs to be clarified, and I would appreciate any tips or opinions here.
Here is the relevant list, as far as I can fill it out:

Development Plan / Restrictions
Plot size: approx. 1000m² (12000 sq ft)
Slope: see section drawing, estimated only!
Site coverage ratio
Floor area ratio
Building envelope, building line, and boundary
Adjacent buildings
Number of parking spaces: garage
Number of floors
Roof type: gable
Architectural style
Orientation
Maximum heights / limits: valley-side eaves height max. 7.30m (24 ft)

House design
Who designed the plan:
- Do-it-Yourself
Personal budget for the house, including lot: 450K with building plot
Preferred heating technology:
Expected heat pump, fireplace with water jackets, underfloor heating, solar system
Alternative: as above, but with gas boiler and underground tank

If you had to give up something, which details or extras

Why is the design the way it is? For example:

What is the most important or fundamental question about the floor plan, summarized in 130 characters?
--> General opinions, comments on feasibility from someone more knowledgeable in construction/structural issues

We welcome any suggestions and are open to discussing everything 😉

Unfortunately, I had to create a new post due to the edit timeout:

Take a look at Zaba12 https://www.hausbau-forum.de/threads/grundriss-fuer-11m-x-8-25m-ok.24781/ or HansHaus https://www.hausbau-forum.de/threads/1-entwurf-grundriss-efh-150-qm.18592/ – you’ll find variations with similar floor plan dimensions, both located in Bavaria.

The budget doesn’t fit.
Even with your own work, it’s not feasible now and certainly not in two years.
Try to eliminate major cost drivers like the extension.

There is a lack of storage space; a house must be self-sufficient and functional. This is not a 100 sqm (1,076 sq ft) extension.

Where is north?

Kitchen facing the terrace.

Living room is huge.
Children’s rooms are very small.
Parent’s room is disproportionately large and impractical.

Visit show homes to get a better sense of sizes.
With this area, it’s possible to add an extra bedroom, a utility room, and properly sized children’s rooms.

The child’s room in the northeast still gets morning sunlight. I would suggest bricking up that window right away. Perhaps the attic could be converted exclusively into a master/wellness area, and the children moved down to the basement?

It doesn’t really look like a wellness area. Our bathroom is also huge. About 2 square meters (21.5 square feet) smaller and includes a steam sauna. It could have been 1 to 2 square meters (11 to 21.5 square feet) smaller in the middle as well.

Thanks to such "constructive" comments, I am increasingly convinced that for some people, posting floor plan designs only triggers one thing: wasting their meaningless lives by typing unconstructive nonsense. Do you treat people like this in real life as well? If so, you will end up lonely....

You can be very proud of yourselves and pat yourselves on the back for this kind of writing – at least it means you won’t get to see any floor plans or house elevations from us. The time spent developing such a project can be put to better use.

Hopefully, some of you will have a moment of insight while looking into the flame of a candle.

The layout on the upper floor isn’t very good yet.
The bedroom is too large (only for sleeping). I would place both kids’ rooms facing south (north is at the top, right?). Then plan the bedroom and bathroom afterwards.
The ground floor looks spacious; in principle, the open-plan area is quite interesting. And it can’t really be too big – cramped situations can be avoided. Have you also tried working with different variants? For example, starting once with the kitchen, another time with the living room?
