Hello, I am new here and planning to convert an attic in a family house in Austria. The area is about 140 sqm (1,505 sq ft) with a high but not very steep roof.

I would like to have a very large dormer above the garden tools, approximately 5 to 8 meters (16 to 26 feet) in length.

Now to my questions:
- Is it possible to build a dormer over a house corner (corner facing outward)?
- I am planning glass folding sliding doors that can be fully opened and pushed aside, with a railing on the outside. Does anyone have experience with this?
- How about window cleaning — are there options to clean the windows from the outside?
- Is there a possibility for sun protection?
- Are there options to install insect screens (roller blinds) along the full length or in several sections — manual or electric?

I would also appreciate personal experiences and ideas. Looking forward to all suggestions, thank you.

You should consult a local architect. They can assess whether the project complies with the regulations.

Show us the house; otherwise, it’s hard to imagine.

Legally it might be possible, but technically that’s beyond my imagination at the moment.

Why not? When cleaning, you would simply stand outside. I doubt there are experiences without a railing ;-).

I’d say, for example, attached to the railing.

Is the height due to a high knee wall?

As far as I know, this is not allowed in Germany. Due to fire protection regulations as well as design considerations, minimum distances to the gable are required. Often, the half or one-third rule applies: the dormer width relative to the total length of the roof. These rules are based on aesthetic reasons as well as to maintain subordination of the building element.

Impossible does not exist. Here is just a suggestion.

Modern two-story house facade with wooden cladding, large glass fronts, and terrace

Otherwise, see post #2.

Why don’t you show us the corner of the house in question?

@ypg it is in AT.

I know. Otherwise, I wouldn’t be writing this here:

We don’t need to get into Austrian law now, do we? 😉
