ᐅ Gas pipeline on property, protection strip; fence and carport

Hello dear forum members,

I have a question and hope you can help me.

My wife and I have purchased a plot of land where a developer is now building our semi-detached house. So far, so good.

There is a gas pipeline on the property, which according to the building plan is surrounded by a 2-meter (6.5 feet) wide safety zone. The gas line runs through the garden and underneath the paved parking space.

Once the house is finished, I would like to fence the property for our child’s safety and also build a double carport. These structures would be located above the safety zone and the pipeline.

My questions are:

1.) When installing the fence and concreting the posts, how can I find out the exact depth and position of the gas pipeline, and how can I ensure that I do not disturb the safety zone (can I rely on the building plan and its measurements)? How deep are fence posts usually concreted?

2.) Is it possible to span the 2-meter (6.5 feet) safety zone with a double-rail fence (post spacing of 2 meters (6.5 feet) or more)?

3.) Is it a problem to build a carport if the supporting posts are placed outside the safety zone?

You can usually get this information from the local utility provider. If you ask politely, they will most likely mark the route of the line and the safety zone on the surface.

Double-wire mesh fences come in different heights; last year I was offered panels 2.51 meters (8.2 feet) tall. If you know the exact route of the line, I wouldn’t have any objection to placing the footings—which are 60–80 centimeters (24–31 inches) deep—at the edge of the safety zone. However, I would avoid setting a post directly next to or above the line.

In my opinion, an open carport over the line should not be a problem as long as the posts, as mentioned, are outside the safety zone.

For completeness: Is the line registered in the land registry, or are you connected to the gas network?

We are not connected to the gas network. The land register only records an easement in favor of the utility provider.
