ᐅ Garage with Basement Apartment/Cellar – Is the Cost Estimate Realistic?

Hello,
here is the problem:
We had an architect design a nice garage with a granny flat (50m² (538 sq ft)) and a full basement.
Today we received the cost estimate: 220,000€.
I can’t really understand that.

The garage has 4 parking spaces and 1 workshop area. Dimensions approx. 13m x 9m (43ft x 30ft).
The estimate includes the trade work for electrical and heating (35,000€).
That is fine, as we wanted it that way because our main house does not have a basement.

We had planned for 150,000€.

No, that’s fine! It even seems relatively affordable to me.

You shouldn’t forget that replacing contaminated soil is very expensive, and drilling for geothermal energy also costs a lot...

Maybe don’t use too much glass inside the apartment (a full glass wall facing south looks nice but is also expensive!). And if you limit yourselves to KfW 70 instead of KfW 40, you can also save some money...

Do you really need the KNX bus system? That could save you a few more dollars!

I would also reconsider full-surface photovoltaic panels on the roof (fire safety, etc.)...

Based on the basic data, I would have guessed closer to 300,000 (or more)!

A garage with a granny flat is a good idea

Maybe you could be a bit more specific? What are the external dimensions of the new building? How much of that is garage space and how is the granny flat designed? Is the basement under the entire new building, and so on.

Hello,

Exterior dimensions 13 x 9 m (42.7 x 29.5 ft).
Basement entirely beneath the garage.
An independent apartment above the garage, but not fully, only about 50 m² (540 sq ft).
Included in the cost estimate (roughly summarized):
- 2 garage doors, 2 doors, and several windows
- Excavation
- Roof structure including roofing
- Exterior and interior walls
- Exterior and interior plaster
- Ceiling structures
- Heating and electrical systems

What other information is needed?
