ᐅ Garage side door does not open onto ground-level terrace

Hello everyone,

We are currently planning the garden for our newly built semi-detached house.

Our rear terrace is supposed to be level with the house and laid with ceramic tiles.

Unfortunately, it has turned out that the side door of the garage (1 m x 2 m) cannot be opened. The terrace would be 3 cm (1 inch) higher than the garage.

This is a prefabricated garage from Hörmann.

Two options have been proposed to us:

1. The terrace is set 15 cm (6 inches) lower than the house. This would also require installing a step block.
2. The terrace remains as planned, but a lowered area or plateau is made around the garage side door.

We don’t find either option acceptable, as we want a barrier-free access to the terrace. Option 2 would allow this, but water and dirt would constantly collect in the lowered area.

My suggestion is to remove the door frame of the garage side door and set it slightly higher. About 3 cm (1 inch) would need to be milled above the door frame. According to the builder, this is not possible. The manufacturer reportedly said the construction would be damaged. There is steel directly above the door frame.

We paid extra for this garage side door (€850). If we had known about this problem, we would never have ordered the door. We were not informed about this. According to the builder, it was not foreseeable that we would extend the terrace so extensively (by the way, the terrace is small—what else could we have done?). He also suggested buying a new door that is a bit shorter. However, he will not cover the additional costs (about €1000). This is obviously unacceptable, as we have invested a lot of money in the project.

Do you have any ideas on what else we could try?

Isn't the garage already built on strip footings? Could it simply be constructed three centimeters (1.2 inches) higher?

I also have some questions.

There was a plan after the house was built and the garage was placed accordingly. Later on, you wanted to enlarge the terrace and extend it up to the garage. Was this already known to the general contractor (GC) at the time the garage was commissioned? Or did you decide on this afterward?
I don’t see why the GC and/or the garage construction company would be responsible for this in any way. Or did I misunderstand something here?

Please provide some information (some of which has already been requested). The easiest would be a plan with measurements showing what is located where, so that a clear picture can be made.

3cm (1.2 inches) sounds, as already mentioned, like there might be other solutions (removing the door, slope adjustment, etc.). But to decide on that, one needs to be able to get a clear understanding of the situation.

I am also missing a simple 2D plan that clearly shows the relationship between the garage door/garage and the terrace/house. It makes a difference whether this concerns a corner or if both are aligned, with the terrace at the door essentially leading into a walkway. Every house and site plan is different and cannot be answered in a general way.

Hello,

thank you for the responses. The garage is in place and can no longer be moved. Legally, we have no claims. I have already checked that. That is not the issue. The question is about goodwill or at least sharing the costs. The problem with the 3 cm (1.2 inches) difference was noticed during the landscaping. The landscaping contractor is working together with the builder. Everything has already been measured and outlined with strings to mark where the ceramic tiles should be installed, and the deviation was discovered. Allegedly, the slope has already been taken into account. Cutting down the door won’t work, as it would be prone to rust within a year. That was my first thought. There is also a complete seal on the door frame.

How large is the terrace and what is the distance between the terrace door and the garage door?
You should also have someone explain why gravel can only be laid out in increments of 15cm (6 inches). By doing so, you save 2cm (0.8 inches) of gravel and 1cm (0.4 inches) of chippings, and everything fits perfectly.
