ᐅ Garage Planning – Prefabricated Garage or Built on Site?

Hello,

We are currently in the construction phase and are discussing the topic of GARAGES. We had a garage planned by the developer but will be commissioning it ourselves. Now, we would like to gather some information about which types are really good or not so good.

I am waiting for various offers from a few companies and wanted to get your experiences in advance. What kind of garages do you have? Feel free to share pictures. How are the long-term experiences, and so on.

A prefabricated garage offers you advantages if you
  • want to minimize costs without doing the work yourself
  • need the garage erected quickly and are fed up with ongoing construction work
  • can work with the offered dimensions

I would prioritize that the garage aesthetically matches the house. This does not necessarily mean it has to be made from the same material or have the same exterior finish, as there is some flexibility there. I am skeptical, however, that this can be achieved with a prefabricated garage.

First of all: The floor plan of the house is really good! I like it!

I have also planned a garage, and our general contractor is preparing the structural engineering and building permit / planning permission documents, which we will later assign through EL.
After extensive research, I concluded that a prefabricated garage is not an option. I compared wood, steel, and concrete, and each has its advantages and disadvantages. However, the disadvantages outweigh those of a masonry garage.
We will have the garage built with masonry. Depending on the structural requirements, the material will be aerated concrete, sand-lime brick, or porous clay brick. Since we are including a small workshop and have a boundary wall on one side, I am leaning towards sand-lime brick for better sound insulation.

You have an external dimension of 6 m (20 feet), which, depending on the wall thickness, can lead to a noticeably narrow internal space. Prefabricated garages can offer more space due to thinner walls.
If you plan to park two cars inside, it will get quite tight.

One more thing about the floor plan:
I would move the door between the kitchen and the utility room slightly to the right. If desired, this door can have a glazed panel. This way, natural light can enter the otherwise rather dark room ("light axis").
Additionally, a shelf can be placed behind the door in the utility room, and the kitchen cabinets can be extended along this wall.

The 6 meters (20 feet) including the exterior walls is really not much.
I’m not an expert in structural shell construction, but if the garage is built on site, wouldn’t it be possible to mostly omit the right garage wall? So that the exterior wall of the house serves as the interior wall of the garage? The roof would then of course need to be anchored to the house wall on that side.

I would also move the house just a tiny bit towards the garden, since it can still be shifted slightly to the right within the building boundary / planning permission area, which would allow for more width for the garage.

There are local and national providers. All of them have reference lists where you can actually visit, take a look, and if necessary, exchange experiences with the builders.
