Hello house building community,
I currently rent an apartment but am a big car enthusiast and therefore own two small classic cars. I don’t have a proper place to store them, and I might be adding a third one soon.
I have decided to either build or buy a storage space for my vehicles. It should be something of my own, so renting is not an option since I plan to keep the cars for many years, and I think buying will be more economical in the long run. Ideally, the space should fit five vehicles.
I’m hoping you can give me some good advice on how to approach this. Should I buy five individual garages, for example in a garage complex? I guess it might be cheaper to buy a small garage building instead. Electric power is generally not a must.
I can also imagine building something myself. Is there any reason not to buy a small, inexpensive plot of land in a less desirable location and build something on it? For example, you can get used prefabricated garages quite cheaply on classified ads like Ebay Kleinanzeigen. If I want to place them on a plot, does the land have to be officially designated as building land / a building plot? Would I need to have a foundation poured first?
As you can tell, I have no experience here. I appreciate any kind of input!

with a 50 sqm (540 sq ft) street foundation (do you mean a paved area?) you won’t get very far for 5 garages...
A "standard" prefabricated garage is about 3 m x 6 m (10 ft x 20 ft), so roughly 18 sqm (195 sq ft).
Multiply that by 5 and you get 90 sqm (970 sq ft).
However, for a prefabricated garage, you don’t need a full concrete slab foundation. A concrete prefabricated garage comes with its own concrete floor and is simply placed on the prepared foundations. It does not necessarily have to be bolted down.
Two strip foundations each 15 m (50 ft) long (5 garages at 3 m / 10 ft each) would be sufficient.

Bieber08157 Jan 2016 16:09For a new build, you would at least need to consider drainage (since you don’t want electricity). So, either infiltration on the property or connection to the sewer system. You’ll also need access roads, and so on. You can easily find costs for prefabricated garages online or even here in the forum. Conclusion: 25,000 euros will by far not be enough for a new build.
You could ask a manufacturer of your choice about a 100 m² (1,076 sq ft) commercial hall (example: Siebau). Include the land and then additional costs.
I would continue to look at existing buildings.

Impossible with land for 25,000 euros. We had offers for a metal building with everything included for about 40,000 euros. But since it was in a new development area, it had to look like our house. Now we are at around 50,000 euros without landscaping, using sand-lime bricks and solid construction. The size was 9x12 meters (30x39 feet) both times, with a 5-meter (16-foot) gate and an extra door.
For used garages, you need a crane and a truck that can transport it, which makes it expensive too. We considered that idea as well.

If I don’t find anything suitable in the existing properties, I’m thinking of buying a small plot of land and building a few garages on it. My idea is as follows:
Find an inexpensive plot of about 200 m² (2,150 sq ft) in Dortmund or nearby areas—the worse the location, the cheaper, the better. If it’s cheap, the land is probably not paved and might just be a grassy area. I would then have a strip foundation poured on this grass surface. If everything goes well, the total cost would be around 20,000 € (approximately $22,000). If I find a narrow plot, I could place the garages side by side very close to each other. Of course, there must be guaranteed access for vehicles to the plot. Rainwater could then drain into the grass. Additional costs should be minimal besides property tax and insurance.

toxicmolotof28 Feb 2016 12:47You probably don’t want to keep your classic cars in a metal box, right? I don’t see anything useful at all in your plan.
With just the $20,000 (which you likely won’t even be able to cover), you could rent a garage for your two treasures for over 15 years, even if it costs 50 euros each per month.
