We are planning a double garage next to our house. It will be a boundary wall construction. The neighbor’s garage has a pitched roof. According to the development plan, we are also required to build a pitched roof. The garage will be built directly next to the house with the same roof orientation. We need the windows on this side of the house on the second floor. We have now considered having the side facing the neighbor with a pitched roof and the side facing the house as a roof terrace. I have read somewhere that this might not be that simple. Is that true? Do you have any ideas on how else we could build it?

According to the development plan, we are actually only allowed to build one full storey. We would have liked to build two full storeys. It was clear from the start that this wouldn’t be that simple. However, we have now received approval for a second full storey with a knee wall of 1.50 m (5 feet). So it’s a completely different house than what we were originally allowed to build. We are very grateful for that.
For the garage, we’ll just see what is possible at first. We can still look for compromises later.
But the roof terrace might be possible on our planned garage because the garage side facing the neighbor will have a pitched roof, while the terrace would be on our house and at least 3 m (10 feet) away from the neighbor, right? Am I missing something?
My backup plan would be to avoid the boundary garage by keeping the 3 m (10 feet) distance from the neighbor and then building a double garage with a flat roof. However, the cars would be parked one behind the other, not side by side. With the distance to the neighbor, this would give us a maximum width of 5 m (16 feet).
Of course, we still have to wait for the appointment with the architect—maybe we are overlooking something.
