Hello everyone, we need your ideas….
This is a commercial boundary development with 230m² (2,474 sq ft). A double extension has been added to the main house, which we have marked in red as a “breakthrough.” Therefore, changes such as creating a new opening or relocating a door in these areas are not possible. So far, only the exterior walls (thick walls in the sketch) exist; the rest needs to be newly constructed.
The ceiling height is currently 3m (10 ft). It is a bungalow with a flat roof, which we would like to modify. This needs to be discussed with the roofer because the extension is connected to a residential building, and windows etc. must be taken into account.
There are display windows on all three structures, which we have already replaced in our plan with regular windows. We would like to move the entrance door to create a room for the heating system. If possible, we want to use geothermal heating. Underfloor heating is planned for the kitchen, bathrooms, hallway, and living room, and depending on the budget, in the other rooms as well.
An open-plan kitchen-living area is not an option for us, nor do we want any rooms to be walk-through rooms. The plan must include 4 bedrooms, 2 bathrooms, 1 office, living room, and kitchen. So far, we are 2 adults and 2 small children.
Unfortunately, we do not have a basement room, so this area is unavailable for use. Below us are garages or basements, where parts of the sewage system may possibly be located.
Structural information will still be obtained to consider the use of materials for walls and more. We would like to work with aerated concrete, if possible.
We are open to ideas so that our dream of a home can become a reality soon.

Regarding the windows: Yvonne might be right with her concerns about the window placement. The building authority officer wasn’t sure either at first, and now we have a meeting scheduled for Tuesday. Then we’ll know more.
The utility room, as currently planned, might no longer be needed since it could be moved into one of the garages. Has anyone had experience with this? The garage is located roughly where the planned laundry room (washing machine/dryer area, from Kerstin’s idea) would be.
The wastewater system is causing us some additional worries. Unfortunately, at the rear of the property, there is no possibility to drain wastewater except either by raising the system by over 50 cm (20 inches), according to the civil engineer, or by installing an additional pump, which everyone advises against. The drain for the wastewater system is located in the landscaping in front of the entrance area. The local water utility recommended using the existing system since a new borehole would require numerous permits. So we will clarify this with a plumber or similar professional in the coming weeks.
If we have to connect to the existing system, all connections would have to run through Kerstin’s planned living room area, or possibly be routed through the garages and then exit to the right side. Oh, I hope that makes sense to everyone now.
Can it ever just be simple?

Yes, there are garages underneath everywhere. I made a drawing. The black arrows indicate used garages. The orange arrow also points to a garage, but it’s in the other (large extension) used as an exit and currently just storage space. We plan to install heating and other equipment there.

I don’t know the garage height offhand, but I’ll check it this evening if that’s relevant.

I don’t know the garage height offhand, but I’ll check it this evening if that’s relevant.
I was also referring to the interior height of the rooms you want to finish.
It’s also helpful to mark on the plan where the wastewater leaves the building and where the water/wastewater connections already exist on the floor you want to finish. You mentioned something about this in the text, but a picture is worth a thousand words 😉

So far, the commercial building only has one sewage/drainage pipe. Due to the lack of proper slope, we probably won’t be able to implement the kitchen as you proposed. An open kitchen as a walk-through room might still be an option for us. However, as you correctly pointed out, the kitchen would be quite dark, which we honestly want to avoid. That’s why we are considering swapping the living room and kitchen from your proposal.
Attached is a picture showing the location of the sewage pipe. It leads into the room below (party basement) and then goes outside.

An open kitchen as a walk-through room might still be an option for us. However, as you correctly pointed out, the kitchen would be quite dark, which we honestly want to avoid. That’s why we are considering swapping the living room and kitchen from your proposal.
