Hello everyone,

we are having a standard house (formerly kfw70 standard) built without a basement.

After endless disputes with the site manager, he was replaced, and the new site manager discovered that the perimeter insulation was forgotten.

We are now completely uncertain whether our build can still be saved, as demolition has even been mentioned...

It is now being investigated whether this insulation can be installed retroactively on the foundation slab.

Does anyone here have solid experience with this and can offer advice on how we should proceed? Should we agree to retrofitting the insulation, or is that not viable at all?

They probably won’t tell us, but the suspicion is obvious.

Take a look at the company register, credit rating indexes like Crefo-Index, and similar resources. Also check builder forums with the search term [Company Name]+[problems]. The company register will at least show the registered capital, which you can relate to the scale of your project. It might be a good idea for your lawyer to be familiar with insolvency law as well.

If you get into a taxi to the airport and the driver heads cheerfully towards the train station, you can be optimistic — but you don’t have to be.

The share capital does not indicate the current financial situation of a limited liability company (LLC) at all – absolutely not.

Not entirely: undercapitalization can often be seen there. A construction company that only added 435 euros to its initial capital during the euro changeover and now stands at a neat 25,600 euros (about $28,000) will be considered a risk by the roofing supplier after two late payments. What the excavators are worth hardly matters in this case. It is hard to believe on such a thin foundation some companies dare to take on large contracts. The days when banks happily went along with this balancing act are history. Suppliers inexperienced in obtaining creditworthiness information have also stopped doing so. In construction, there are weather-related delays and, during strong economic periods, scheduling conflicts between trades. If a contractor is then supplied "cash on delivery," it leads to trouble for the client.

I think you have no idea what share capital is. Maybe you are confusing it with equity.

You can rest assured about that.

A new update on our "coma patient":

I spoke with the site manager yesterday:
- Regarding the forgotten insulation, he told me that now a "032" insulation layer will be applied on the ground loop
- Concerning the thermal bridges at the entrances and exits, the entire brick veneer will be removed and reinstalled without thermal bridges. This suits us quite well since the bricks really look bad visually...
- The floor slab is scheduled to arrive on Friday – the studs for it are already in place

Today, the final clarification is supposed to take place...
