ᐅ Forgot to install perimeter insulation

Hello everyone,

we are having a standard house (formerly kfw70 standard) built without a basement.

After endless disputes with the site manager, he was replaced, and the new site manager discovered that the perimeter insulation was forgotten.

We are now completely uncertain whether our build can still be saved, as demolition has even been mentioned...

It is now being investigated whether this insulation can be installed retroactively on the foundation slab.

Does anyone here have solid experience with this and can offer advice on how we should proceed? Should we agree to retrofitting the insulation, or is that not viable at all?

The tough question is how many rounds of financing you can manage for a construction site. In that context, laying insulation boards over the floor slab could be the lesser evil (assuming it’s truly just thermal insulation and not also moisture protection that’s missing). In my opinion, an adjustment in height before placing the basement ceiling makes sense. The building permit / planning permission would likely need to be updated to match the new construction; I have no idea about the potential implications for KfW funding.

Isn’t there some confusion here? How can insulation on any floor slab compensate for missing insulation beneath the foundation slab? Also, the building doesn’t have a basement.

What is the current status of the construction? Is it still possible to increase the height of the ground floor walls?

You can also install the insulation “downwards” by placing an insulation layer between the slab and the screed.

However, I would completely disregard Tomtom’s comment. The thermal insulation certificate is a mandatory part of the building permit / planning permission. Dismissing it like that is, in my opinion, very risky.

But that doesn’t mean it’s absolutely necessary. You have to consider everything and decide if it’s worth it for you.

Functionally, with a modern house built to the current energy-saving regulations, you don’t need to insulate under the floor slab.
Before it turns into a huge argument and you end up losing, take the money they are offering you.

Furthermore: Do not dismiss this outright. It is very general; the overall concept is what matters. If the foundation slab was designed with insulation, there is a reason for it. Omitting it is possible, yes, but it will result in measures being required elsewhere.

Just provide a solution if you know a much better one, but don’t say it’s not possible.
