Hello everyone,

what are your experiences with floor-to-ceiling windows with a fixed lower section or double doors with a French balcony on the top floor (see pictures)? The space is currently planned as one room (multi-purpose room for office, guests, play, etc., facing southwest) and should be able to be divided if needed.

Unfortunately, I have never had either of these window types in an apartment before. I would really appreciate your feedback. Should both options be roughly the same price?

Thank you very much.

In my opinion, floor-to-ceiling windows with a fixed bottom section are more practical for the interior (you can also place things on the bottom ledge), but they are not as attractive from the outside. Another option would be not fully floor-to-ceiling, but rather a low sill, like a window seat. However, in that case, it should also look nicer with proper fall protection.

True floor-to-ceiling windows only if you want to walk through them. Otherwise, leave a small sitting window sill. We decided to skip the parapet. It looks better, and we no longer have children—or not yet again in the house.

For B, I wonder how the lower exterior part is supposed to be plastered?

Open the window, lean out, and clean. You can reach everything that way.
Put a ladder up, stand on it, and clean. Also not a problem.
It doesn’t have to be done often anyway.

Divide by 2; this way, you can have a desk or something else in front of the window and still open the top section.

If nothing is supposed to be placed in front of it, then a French balcony is the option.
