ᐅ Floor tiles 30x60 cm or 60x60 cm?

Hello,

I am currently selecting tiles for a newly built rental apartment. The kitchen, bathroom, hallway, and storage room will have the same light gray tiles. The living room and bedroom will have parquet flooring.

The apartment is 59m² (635 sq ft), and the rooms are rather small. On one hand, it is said that laying 30x60cm (12x24 inches) tiles crosswise in a staggered pattern can visually widen the space. On the other hand, this creates many grout lines in a small area, and 60x60cm (24x24 inches) tiles tend to look cleaner to the eye.

The hallway also shifts slightly at the end, so 60x60cm (24x24 inches) tiles with a cross joint pattern might look odd there. Additionally, there is a slanted wall in the fairly small bathroom.

What are your thoughts on this?

Per 60cm x 60cm (24in x 24in). Almost always looks more premium (than it actually is).

I would first create a layout plan because of the unusual floor plan. Since these are only the narrow rooms, there is a high risk of creating awkward edge areas.

As I mentioned in the other forum, I would have the storage room door open outwards.

Thank you for the advice. Who usually creates such an installation plan? Is it done by the tile supplier or do you have to draw it yourself somehow?

In the latest plan, the storage room door opens outwards.

As I just mentioned in the other forum, I would also have the bathroom door open outward. There is already a suggested layout for this as well.

Isn’t it actually a condominium you intend to rent out yourself?

This looks to me like a developer project, so more about having a say during the customization phase than having full control over hiring the tiler yourself.
